The Maintenance Technician I / Groundskeeper is responsible for assisting in the maintenance, repair, cleanliness, safety, and overall appearance of the community's buildings, resident apartments, common areas, and grounds. This entry-level position performs preventative maintenance, completes routine work orders, assists with apartment turnovers, painting, carpet care, grounds maintenance, and general repairs to ensure a safe, comfortable, and welcoming environment for residents, visitors, and associates.

As a visible member of the community team, the Maintenance Technician / Groundskeeper plays an important role in creating exceptional first impressions by maintaining an attractive, well-functioning, and hazard-free environment. Every interaction with residents, families, visitors, and fellow associates should reflect professionalism, hospitality, responsiveness, and respect.

Working under the direction of the Building Services Director, this position collaborates closely with all departments to support community operations, resident satisfaction, move-ins, special events, and daily service excellence. The Maintenance Technician I / Groundskeeper demonstrates a commitment to teamwork, proactive communication, and timely service while contributing to a culture where every associate shares responsibility for delivering an exceptional resident experience.

SALARY: $ 17.00

QUALIFICATIONS AND REQUIREMENTS:

  

  • High school diploma or equivalent required.
  • Minimum one (1) year of experience in building maintenance, facilities maintenance, apartment maintenance, groundskeeping or hospitality maintenance preferred. 
  • Basic knowledge of preventative maintenance practices, general building systems, and routine repair techniques.
  • Knowledge of landscaping tools and maintenance equipment (e.g., hand tools, power tools, ladders, lawnmowers, trimmers, leaf blowers, etc.).
  • Experience operating floor care equipment, carpet extractors, and pressure washers.
  • Knowledge of OSHA regulations, workplace safety practices, MSDS/SDS requirements, and safe chemical handling. 
  • Strong customer service, hospitality and communication skills, with the ability to work effectively in a team.
  • Ability to follow instructions and adhere to safety guidelines.
  • Strong attention to detail and a commitment to quality work.
  • Ability to work in varied weather conditions.
  • Accurately utilize company-issued tablets to access, manage, document, and complete maintenance work orders, preventative maintenance inspections, and other assigned tasks in accordance with departmental procedures.
  • Ability to convey a positive and professional image to residents, family members, visitors, and co-workers
  • Ability to be a self-starter and motivated to initiate and complete tasks independently. Exhibit initiative beyond specific instructions.
  • Perform routine inspections to proactively identify maintenance, safety, cleanliness, and appearance concerns before they become resident or community issues. 
  • Perform janitorial tasks, including the repair and maintenance of equipment and building facilities.


ESSENTIAL FUNCTIONS:                                    

Responsibilities may include, but are not limited to, the following:

 

    • Keep the lawns, gardens, fountains, and other outdoor structures clean and free from debris, trash, and any hazardous materials.
    • Conduct regular trash rounds to collect and dispose of litter in trash rooms and common areas, ensuring the community is always clean and inviting.
    • Remove leaves, debris, and pet waste from sidewalks and trash from all outdoor areas, parking lots, pathways, courtyards, and landscaped areas throughout the day to maintain a clean and welcoming environment.
    • Ensure walkways, driveways, and other outdoor surfaces are free from hazards.
    • Assist with the seasonal preparation of the grounds, including removing dead foliage and setting up outdoor spaces for special events or activities.
    • Complete routine maintenance work orders in a timely and professional manner.
    • Perform minor plumbing, basic carpentry and electrical repairs. 
    • Assist with resident move-ins and move-outs by preparing apartments, coordinating deliveries, and moving or assembling furniture and equipment as needed. 
    • Set up and tear down tables, chairs, furniture, equipment, audiovisual equipment, and other materials for resident programs, community events, meetings, and special functions.
    • Install pictures, shelving, wall-mounted televisions, and resident-requested items as approved by management.
    • Perform scheduled preventative maintenance, maintain logs and work order documentation. 
    • Prepare and ensure resident apartments are move-in ready according to company standards.
    • Complete painting, drywall repair, patching, and touch-up work to maintain a fresh, professional appearance throughout the community. 
    • Ensure all maintenance work is completed with attention to detail, leaving work areas clean, organized, and in a safe condition. 
    • Keep the maintenance shop clean and organized. 
    • Report any maintenance or safety concerns related to the grounds to management.
    • Clean and maintain landscaping equipment and tools.
    • Perform all other duties as assigned by the Building Services Director or General Manager

    • Establish and maintain constructive and professional working relationships with co-workers, residents, families and visitors
    • Maintain confidentiality of verbal and written information pertaining to residents, employees and community operations
    • Ability and desire to work as a team member and provide services to residents
    • Consistently performs all duties in accordance with the service and performance standards established by Parc Communities’ Gold Standards. 
    • Ability to perform tasks with a high level of accuracy and quality.
    • Neat appearance, adherence to dress code and good personal hygiene are expected
    • Promote Parc Communities in a positive way

WORK ENVIRONMENT AND PHYSICAL DEMANDS


    • Frequently required to stand, walk, bend, kneel, crouch, and lift approximately 50 pounds
    • Must be able to climb a ladder using proper body mechanics.
    • Regular exposure to dust, dirt, and noise from lawn equipment.
    • Must be able to climb and descend stairs
    • Work area may be subject to frequent distractions and interruptions
    • Work is performed both indoors and outdoors. Inclement weather conditions may be experienced
    • Requires working weekends, evenings and holidays as appropriate
    • Subject to hostile and emotionally upset residents/patients, family members, personnel, visitors, etc
    • Possible exposure to chemicals as identified in the MSDS Manual
