Residential Construction Manager

Manufactured Housing Division - Private Sector

Location: Buffalo, New York


Position Overview

Timberline Construction Group is seeking an experienced Residential Construction Manager to support our Manufactured Housing (MH) Division in the private sector. This role is responsible for managing residential construction and installation projects from planning through completion while ensuring safety, quality, schedule adherence, and budget performance.

The Residential Construction Manager will oversee all field operations, subcontractors, and project coordination for manufactured housing developments, including pre-construction activities, site preparation, home installation, utility connections, inspections, and final turnover. This position requires a strong leader who can manage multiple projects simultaneously while maintaining clear communication with Division Manager, clients, subcontractors, and other stakeholders.

This role plays a key part in delivering high-quality housing solutions and ensuring projects are completed safely, efficiently, and in alignment with Timberline Construction Group's standards of excellence.


Key Responsibilities

Project Management

  • Manage residential construction and manufactured housing installation projects from start to finish.
  • Coordinate project schedules, materials, subcontractors, and field crews.
  • Monitor project budgets, timelines, and deliverables to ensure successful completion.
  • Conduct site visits to monitor progress, provide guidance, resolve issues, and ensure compliance with plans and specifications.

Field Operations

  • Oversee day-to-day field activities including site development, foundation work, cranes, home setting, utility installation, site-built features such as garages and final punch lists.
  • Ensure projects comply with all local building codes, safety regulations, and inspection requirements.
  • Coordinate with inspectors, engineers, and local municipalities throughout project execution.

Team & Subcontractor Management

  • Manage subcontractors and field personnel to ensure work meets TCG's quality and safety standards.
  • Maintain clear communication with project stakeholders, including clients, property managers, and internal leadership.
  • Resolve field challenges quickly while maintaining project momentum.

Quality & Safety

  • Ensure all work meets Timberline Construction Group quality standards and safety expectations.
  • Conduct site safety reviews and reinforce proper safety practices.
  • Maintain documentation related to inspections, project updates, and completion milestones.

Client & Stakeholder Coordination

  • Serve as a key point of contact for clients and partners during project execution.
  • Provide regular progress updates to leadership and stakeholders.
  • Ensure customer satisfaction through responsive communication and effective problem-solving.

Qualifications

Required

  • 5+ years of residential construction management experience
  • Experience managing manufactured housing, modular housing, or residential development projects.
  • Strong knowledge of construction processes, site development, and residential installation
  • Experience managing subcontractors and field operations.
  • Ability to read construction drawings and project specifications.
  • Strong organizational, leadership, and communication skills
  • Ability to manage multiple projects simultaneously.
  • Valid driver's license and ability to travel between project sites.

Preferred

  • Experience working with manufactured housing communities or multi-site residential developments.
  • Experience overseeing concrete foundations and crane set manufactured homes
  • Knowledge of New York building codes and inspection processes
  • Experience in site development or infrastructure coordination

Computer & Technical Skills

  • Proficiency in Microsoft Office Suite (Excel, Word, Outlook, Teams)
  • Experience with construction management and project tracking software
  • Ability to review and interpret digital construction drawings and plans.
  • Experience using mobile project management or field reporting tools.
  • Comfortable using cloud-based document systems and project collaboration platforms.
  • Ability to maintain accurate project documentation, schedules, and reports electronically.

Work Environment

  • Combination of field work and project coordination
  • Frequent travel between job sites, initially within the Buffalo region
  • Fast-paced environment requiring strong problem-solving and decision-making.
