Job DetailsJob Location: Buhler, KS 67522Essential Job Functions Receive, prioritize, accept, and complete maintenance work orders using the computerized maintenance management system (CMMS), including mobile device access. Perform preventive, routine, and corrective maintenance on facility buildings, equipment, furnishings, and grounds. Troubleshoot and repair basic plumbing, electrical, HVAC, mechanical, carpentry, and building systems within the scope of training and experience. Complete general maintenance tasks including painting, drywall repair, flooring repairs, door and hardware adjustments, toilet repairs, equipment maintenance, and other facility upkeep. Safely operate hand tools, power tools, maintenance equipment, ladders, lifts, and other machinery necessary to perform assigned duties. Move and transport furniture, appliances, equipment, water softener salt bags, supplies, and other heavy items using proper lifting techniques and equipment. Receive, unload, transport, and deliver freight, maintenance materials, and supplies throughout the facility. Assist with room turnovers, renovations, remodeling projects, and installation of equipment or furnishings. Perform exterior maintenance duties including grounds cleanup, minor landscaping, snow and ice removal, dirt work, and other seasonal maintenance as assigned. Run work-related errands for maintenance supplies, equipment, vendor pickups, and repair services as authorized. Assist with setup and teardown for special events, meetings, activities, and facility functions. Respond promptly to maintenance emergencies and prioritize resident safety and operational needs. Maintain accurate documentation of completed work orders, inspections, preventive maintenance, and repairs within WorxHub. Observe and report equipment failures, safety hazards, code concerns, or building deficiencies to the Maintenance Director. Maintain clean, organized, and safe maintenance work areas, storage rooms, and equipment. Follow all facility policies, infection prevention practices, OSHA regulations, life safety requirements, and applicable federal, state, and local regulations. Provide courteous, professional customer service while interacting with residents, families, visitors, contractors, and fellow employees. Attend required staff meetings, safety training, in-services, continuing education, and other meetings as assigned. Participate in emergency preparedness procedures and assist during emergency situations as directed. Perform other duties and responsibilities as assigned by the Maintenance Director or Administrator. Works a 40-hour week on an hourly wage basis. On feet most of the day—inside or outside.  Must be able to withstand the weather and its elements—extremely hot in summer or extremely cold in winter. Repetitive motions include lifting, bending, climbing, kneeling, twisting, etc. Lifting objects in excess of 50 pounds will need the assistance of another person or a dolly. Works with potentially infectious materials. Maintenance Tech QualificationsEducation: High school diploma or GED required. Technical training, vocational education, or certification in building maintenance, HVAC, electrical, plumbing, carpentry, or a related field is preferred. Additional certifications (such as EPA Refrigerant Certification, OSHA Safety Training, or other applicable credentials) will be considered based on organizational needs. Experience: Minimum of 2 years of experience in building maintenance, facility operations, plant operations, or a related maintenance field preferred. Experience in healthcare, long-term care, or commercial facilities is beneficial. Experience troubleshooting and repairing building systems, equipment, and general facility infrastructure is preferred. Abilities: Demonstrates the ability to identify maintenance issues, troubleshoot problems, and complete repairs independently or coordinate with qualified contractors when necessary. Performs preventive maintenance and responds promptly to work orders and emergency maintenance requests. Ability to safely operate hand tools, power tools, lawn and grounds equipment, and maintenance machinery. Skilled in general carpentry, painting, drywall repair, flooring repairs, basic plumbing, electrical troubleshooting, door and hardware repair, equipment maintenance, and general building upkeep. Assists with installation, renovation, remodeling, and minor construction projects as assigned. Performs seasonal exterior maintenance including snow removal, ice control, lawn care, landscaping, and minor grounds maintenance. Maintains organized maintenance records and communicates repair needs effectively. Demonstrates strong problem-solving skills, time management, and the ability to prioritize multiple tasks. Works independently with minimal supervision while contributing positively as a member of the team. Willingly accepts assigned duties and maintains a positive, cooperative attitude. Demonstrates concern for resident safety, comfort, and satisfaction while treating residents, visitors, and coworkers with courtesy and respect. Knowledge: Knowledge of: Building maintenance systems and preventive maintenance practices. Basic electrical, plumbing, HVAC, mechanical, and carpentry principles. Safe operation of maintenance equipment and tools. Applicable federal, state, and local building codes, safety regulations, fire codes, and OSHA standards. Infection control practices and life safety requirements in healthcare or senior living environments (preferred). Personal Qualifications: Maintains a professional appearance and demeanor. Demonstrates honesty, dependability, and strong work ethics. Possesses excellent customer service and communication skills with residents, families, visitors, contractors, and staff. Exercises sound judgment, maintains confidentiality, and promotes a safe, respectful, and positive work environment.
