Draw the plans that actually get built. In Carver — not in Boston traffic.
BuildX is a residential construction company based in Carver, Massachusetts. We design and build Custom ADU’s / Custom homes / Addition’s for homeowners across the South Shore, Plymouth County, and upper Cape.
Our drawings do not sit on a shelf. They go to the building department, then straight to our own field crews. When the details are right, the job runs clean. When they are wrong, you hear about it the same week — and so do we.
We are hiring an in-house Residential Designer to own drawing production end to end: preliminary concepts, full construction sets, and the renderings we put in front of homeowners to win the work.
Because Massachusetts does not require an architect’s stamp on one- and two-family dwellings, the set you draw is the set that gets permitted. Nobody redlines your work on the way out the door. That is real ownership — and real responsibility.
This is not an entry-level drafting seat. We need someone who has already produced complete, permitted construction sets on their own, and who can build the standards our entire design department runs on.
What You’ll Do
▪    Produce complete residential construction sets in Chief Architect X16 or newer — floor plans, elevations, building sections, wall sections, framing plans, schedules, electrical, and site plans.
▪    Develop preliminary and schematic sets for client presentations and pre-construction pricing.
▪    Generate photorealistic renderings and walkthroughs used in homeowner presentations, proposals, and marketing.
▪    Build and maintain our template library — layer sets, annotation sets, CAD blocks, title blocks, wall types, detail library, and plan defaults — so every set that leaves this office looks like it came from the same firm.
▪    Detail for our conditions: 780 CMR (10th Edition) Massachusetts Residential Code, coastal high-wind zones, and the stretch and specialized energy codes in the towns we build in.
▪    Coordinate with estimating, project managers, and field crews. Take RFIs and field feedback and roll the lessons back into the standards.
▪    Keep multiple projects moving at once and hit committed dates.
What You Need (Non-Negotiable)
▪    Expert-level Chief Architect X16 or higher. Not "familiar with." You should be the person other designers come to with questions.
▪    A portfolio of full residential construction sets you personally drew — sets that were submitted, permitted, and built.
▪    A track record of building templates, standards, and libraries — and getting a team to actually use them.
▪    Working proficiency in a rendering platform — Chief Architect’s built-in ray trace / PBR, Enscape, Lumion, Twinmotion, D5 Render, V-Ray, or equivalent.
▪    Working knowledge of the IRC and residential framing and structure — enough to draw details a framer can build without calling you.
▪    The ability to carry several active projects at once on real deadlines, and to speak up early when something is going to slip.
▪    Availability to work from our Carver office 2–3 days per week. This role is hybrid, not remote.
No degree required. We care what you can draw, not where you went to school. If you came up through a vo-tech program, a lumberyard design department, or straight off a framing crew and taught yourself Chief Architect — you are exactly who we want to hear from.
Nice to Have
▪    Experience permitting in Massachusetts towns — 780 CMR.
▪    Stretch code and Specialized Opt-in Code experience, including coordinating with HERS raters.
▪    Coastal and high-wind detailing for Plymouth County and Cape Cod — wind-borne debris, uplift connections, and FEMA flood zone construction.
▪    AI-assisted image tools (Gemini, Midjourney, and similar) for concept-stage visuals and marketing content.
▪    Truss and engineered-lumber layout coordination.
▪    Prior experience inside a design-build or production builder — not just an architecture office.

▪    Hybrid schedule — 2–3 days in our Carver office, the rest from home. No commute into Boston. If you are on the South Shore, the Cape, or in the Middleboro–Plymouth–Wareham area, this is a 20–30 minute drive instead of an hour and a half each way.
▪    Company-paid Chief Architect license, rendering software, and a workstation built for it. You will not be fighting your hardware.
▪    A steady pipeline of real work — 50 plus projects a year, already sold. You are not chasing billable hours.
▪    Direct access to ownership. You will not be five layers from the decision-maker.
