Purpose:

The Area Manager is responsible for overseeing the operational and financial performance of an assigned group of multifamily communities while also serving as the Property Manager for Agave House Apartments. This position provides leadership, direction, and support to Property Managers and site teams throughout the assigned Arizona portfolio and serves as the primary operational liaison between the Arizona properties and the VP of Operations. The Area Manager is accountable for ensuring assigned communities meet established expectations for occupancy, financial performance, resident satisfaction, compliance, maintenance, team performance, and overall property operations. This role will office out of the Agave House Apartments offices in Casa Grande, AZ

Job Duties and Responsibilities:

Agave Apartments - Property Management Responsibilities

  • Serve as the Property Manager for Agave Apartments and maintain direct responsibility for the day-to-day operations of the community.
  • Oversee occupancy and leasing performance, including prospect pipelines, applications, renewals, pricing, promotions, unit turns, curb appeal, resident relations, and retention efforts.
  • Manage and maintain rent collections in accordance with Company policy.
  • Maximize property income, including rents, damage chargebacks, storage, garage, parking, animal rent, and other ancillary income.
  • Review and manage property expenses, invoices, utilities, supplies, vendor contracts, work orders, preventative maintenance, and capital expenditures.
  • Review the property budget monthly and take appropriate action to address variances.
  • Supervise, train, coach, and support Agave team members and ensure accountability for assigned responsibilities.
  • Manage compliance requests and annual recertifications, as applicable.
  • Prepare for and respond to city, investor, lender, agency, and other property inspections.
  • Oversee property records, keys, resident files, and other operational requirements.
  • Participate in the preparation of the annual operating budget.
  • Maintain a high level of customer service and strong resident relations.

Arizona Area Management Responsibilities

  • Oversee day-to-day operational performance of assigned Arizona communities and ensure Company policies, procedures, and performance expectations are consistently implemented.
  • Provide leadership, coaching, training, and support to Property Managers and on-site teams within the assigned Arizona portfolio.
  • Regularly review property performance, including occupancy, leasing activity, renewals, collections, delinquency, expenses, maintenance, compliance, and resident satisfaction.
  • Identify properties or performance areas requiring additional attention and develop and implement appropriate action plans in partnership with Property Managers and the VP of Operations.
  • Monitor property budgets, financial results, rent rolls, expenses, and budget variances and assist Property Managers in implementing corrective strategies.
  • Monitor occupancy and leasing performance and work with Property Managers, Leasing, Marketing, and other departments to achieve established occupancy and revenue goals.
  • Ensure maintenance operations meet Company expectations, including work-order completion, unit turns, preventative maintenance, property appearance, and capital projects.
  • Conduct regular property visits and inspections to evaluate physical condition, operational performance, resident experience, and adherence to Company standards.
  • Support properties in preparing for city, investor, lender, agency, and other required inspections.
  • Assist with affordable housing compliance, including applicable income and eligibility requirements, annual recertifications, audits, and other compliance-related responsibilities.
  • Coordinate with vendors, contractors, and third-party service providers and assist with vendor performance, contract compliance, and capital improvement projects.
  • Support annual budgeting, forecasting, and capital planning for assigned Arizona communities.
  • Respond to escalated resident and team-member concerns and assist Property Managers in achieving timely and appropriate resolutions.
  • Promote collaboration and communication among Arizona site teams and Company departments.
  • Communicate property performance, significant operational issues, staffing concerns, financial variances, and recommended solutions directly to the VP of Operations.
  • Serve as the primary point of operational leadership for the assigned Arizona properties, escalating significant matters to the VP of Operations as appropriate.
  • Provide additional on-site leadership and operational support when a property experiences staffing vacancies, performance challenges, lease-up needs, inspections, or other significant operational demands.
  • Ensure compliance with applicable Company policies and local, state, and federal housing requirements.
  • Perform other duties as assigned.

Job Requirements:

  • Minimum of three (3) years of multifamily property management experience, including experience successfully managing a multifamily community.
  • Previous experience providing leadership, training, or operational oversight to multiple properties or property management teams preferred.
  • Affordable housing experience, including Section 8, Section 42 and/or LIHTC, strongly preferred.
  • Affordable housing lease-up experience preferred.
  • Demonstrated knowledge of Fair Housing requirements, landlord-tenant regulations, and applicable local and state housing laws.
  • Strong understanding of multifamily operations, including leasing, occupancy, collections, budgeting, expense management, maintenance, resident relations, compliance, and team leadership.
  • Experience reviewing property financial performance and implementing strategies to improve operational results.
  • Demonstrated proficiency with property management and business software; Yardi experience preferred.
  • Strong written and verbal communication skills.
  • Excellent organizational skills with the ability to manage multiple properties, priorities, and deadlines.
  • Ability to coach, develop, and hold team members accountable while maintaining a supportive leadership approach.
  • Must possess a valid driver's license and reliable transportation and be able to travel regularly between assigned Arizona properties.
  • Ability to work a flexible schedule, including occasional evenings and weekends as operational needs require.

Physical Requirements:

  • Ability to sit or stand for extended periods, including working at a computer.
  • Ability to lift up to 10 pounds.
  • Ability to twist, turn, bend, stoop, and walk up and down stairs as necessary.
  • Ability to drive between assigned property locations.
