Job DetailsJob Location: High Hampton - Cashiers, NC 28717Position Type: Full TimeJob Shift: DayThe Maintenance Manager is responsible for all electrical, mechanical, HVAC, water, vehicle, tool, room, kitchen, and common area maintenance. This person must be able to assess any maintenance-related problem and either fix it or get someone who can minimize internal and external guest inconvenience. Must have the flexibility to work weekends and holidays. ESSENTIAL DUTIES AND RESPONSIBILITIES include the following. Other duties may be assigned. Manages and maintains the facilities, utilities, and equipment management programs of High Hampton to the standards set forth by the Owners and General Manager. These programs include and are not limited to: Primary and emergency electrical power systems Domestic water distribution HVAC systems LP gas distribution Sanitary Sewer Systems General maintenance repairs of transportation carts, kitchen equipment, and rooms Oversees general maintenance of all building exteriors on the property. Establishes cost savings programs regarding utilities and supply costs. Maintains a preventative maintenance program for all facilities and equipment. Trains and supervises all maintenance staff. Must comply with all company policies and procedures. Regular and consistent attendance is required to perform the essential functions of this position. Must be able to work well with other Team Members and managers, and interact with our guests. SUPERVISORY RESPONSIBILITIES Train and supervise all Maintenance staff in the course of general maintenance repairs and preventive maintenance. Oversee and assign work orders generated. EDUCATION and EXPERIENCE Must possess a vocational or secondary school education in one of the trade disciplines they must manage. Must have a minimum of 3 years of building management experience regarding essential utilities and equipment management. Must know about National Codes and Standards ANSI 117, NEC, OSHA, TOSHA, ADA. COMPUTER SKILLS Intermediate knowledge of Excel. Familiar with property management systems and the capacity to be trained on the current systems in place at High Hampton. LANGUAGE SKILLS Must be able to communicate clearly with management, team members, and guests in an informative manner consistently. MATHEMATICAL SKILLS Basic knowledge and understanding of math. REASONING ABILITY The ability to think outside the box and place interim measures to minimize downtime of essential services. Must be able to troubleshoot various systems, with the objective being to repair and minimize downtime for guests and employees. Must be able to exercise judgment and make decisions based on job knowledge and awareness of company goals. PHYSICAL DEMANDS Must be able to lift up to 50lbs. Required to work outside in all weather conditions. Must be able to operate a company vehicle or golf cart safely. WORK ENVIRONMENT All buildings, private homes, and common areas. 1,400 acres of High Hampton property.
