Summary of Position/Objective

The Maintenance Specialist I is primarily responsible for protecting, maintaining, and enhancing the value of the properties owned or maintained by To The Rescue while also maximizing the living experience for residents and the community. This is accomplished by ensuring that all resident maintenance issues are resolved expertly and efficiently. The person in this position will be the face of To The Rescue. This person will need to exemplify a positive, professional, and friendly environment that we support at To The Rescue.


Essential Duties and Responsibilities

  • Conduct all business in accordance with To The Rescue policies and procedures and all other applicable Federal, State and Local laws.

  • Maintains the safe and compliant facilities and grounds based on To The Rescue objectives.

  • Follows practices for the safe operation, maintenance, and repair of all facility equipment, including compliance with health, safety programs, policies, procedures, reports.

  • Responds to work orders in a timely manner, including after-hours on-call maintenance requests. Participates in the on-call rotation with the rest of the Maintenance Team (where applicable).

  • Assists with the inspection of the properties owned or maintained by To The Rescue to ensure proper maintenance and standards are achieved and sustained.

  • Keeps storage areas, tools, and equipment always secure and in safe, proper working order.

  • Participates in To The Rescue training as required.

  • Uses all equipment in a safe manner.

  • Repair or replace floors, ceilings, walls, siding, roofing, doors, door hardware, windows, screens, and other general building items.

  • Troubleshoot, diagnose, repair, and replace the following: appliances, electrical, HVAC (split systems, heat pumps and PTACs), plumbing (including water heaters).

  • Performs preventative maintenance on buildings as required

  • Communicates and coordinates with outside contractors

  • Communicates effectively when projects will not meet deadlines as outlined by the request

  • Communicates effectively with the construction team and assists with projects as needed

  • Supports other departments as needed.

Competencies/Qualifications/Education

  • High school diploma required

  • Experience in housing maintenance 


Certificates/Licenses/Registration

The employee shall possess a valid driver’s license and must be eligible for the agency’s vehicle insurance and provide proof of private vehicle coverage. 


Supervisory Responsibility

Position does not directly supervise employees 


Work Hours

This is a full-time position. Days and hours of work are Monday through Friday, 7:30 am to 4:00 pm. The position is required to be on-call outside of stated hours, including nights, weekends, and holidays

This is an all-weather position

  • While performing these duties the employee is frequently required to speak and hear.

  • While performing these duties, the employee is frequently required to stand, walk, use hands and fingers to handle or feel objects, tools, or controls. 

  • The employee is frequently required to stand for extended periods of time.

  • The employee is frequently required to reach, climb, bend, squat, stoop and kneel.

  • The employee continuously uses hand strength to grasp and use tools and climb ladders.

  • The employee must frequently lift or move up to 50 pounds. Occasionally the employee will lift or move up to 80 pounds.

  • The employees will frequently push or pull items such as tables, scaffolds, and air compressors.

  • Specific vision requirements include close and peripheral vision, depth perception and ability to focus.

This position requires the employee to have the ability to move around on a job site that does not have level clean surfaces. This position requires the employee to be able to drive a vehicle. 


Travel

Frequent travel within a 25-mile radius is expected for this position. Occasionally travel beyond a 50-mile radius may be required, including out of state travel.
