Job Description

Responsible for maintaining the overall cleanliness, curb appeal, and readiness of the apartment community. This position performs groundskeeping duties, assists with apartment make-readies, completes punch work, and supports the maintenance team with general upkeep and minor repairs to ensure a safe and attractive living environment for residents and prospects.

Essential Duties and Responsibilities

Groundskeeping Responsibilities

• Maintain the cleanliness and appearance of the community grounds daily.
• Pick up trash and debris throughout the property, including breezeways, parking lots, amenity areas, and dumpster enclosures.
• Clean and maintain pool areas, fitness centers, clubhouses, and other common areas.
• Pressure wash sidewalks, breezeways, and buildings as needed.
• Assist with landscaping duties including blowing, edging, watering, and light pruning.
• Ensure trash cans and compactor areas remain clean and organized.
• Report any safety hazards, vandalism, or property damage to management immediately.

Punch Technician Responsibilities

• Complete apartment punch lists prior to move-ins.
• Perform minor repairs including drywall touch-up, painting, caulking, fixture replacement, and basic carpentry.
• Replace light bulbs, air filters, blinds, and other apartment items as needed.
• Assist with apartment make-ready processes to ensure units meet company standards.
• Conduct quality inspections of completed apartments and common areas.
• Support maintenance technicians with work orders and preventative maintenance tasks.

Qualifications

• High school diploma or equivalent preferred.
• Previous apartment maintenance or groundskeeping experience preferred.
• Basic knowledge of hand tools, painting, and minor repairs.
• Ability to work independently and as part of a team.
• Strong attention to detail and organizational skills.
• Excellent customer service and communication skills.
• Ability to multitask in a fast-paced environment.

Physical Requirements

• Ability to stand, walk, bend, stoop, climb stairs, and lift up to 50 pounds regularly.
• Ability to work outdoors in varying weather conditions.
• Must be able to use maintenance tools and equipment safely.

Schedule

• Full-time position with occasional weekends, holidays, and on-call responsibilities as needed.
