Job Description

Position SummaryĀ 

TheĀ Make Ready TechnicianĀ is responsible for preparing vacant homes for new residents by performing initial move-out inspections, completing general repairs, and assisting with final punch and readiness activities. This role plays a critical part in ensuring homes meet company standards for Clean, Safe, and Functional while supporting efficient turnaround timelines.Ā Ā

Technicians are expected to perform a variety of maintenance and repair tasks to support property readiness. The responsibilities listed above represent common duties; however, work is not limited to these items and may vary based on property needs and business priorities.Ā 

Ā 

This role requires strong time management and the ability to work independently, as technicians are responsible for managing their own daily workload and ensuring homes are completed within required timelines.Ā 

   

Essential Job FunctionsĀ 

Inspection & Turn SupportĀ 

  • Perform initial move-out inspections on assigned homesĀ 

  • Identify and document repair needs, damages, to create the scope of workĀ 

  • Assist with punch walks and final readiness tasks as requestedĀ 

  • Support efforts to bring homes to leasing readiness quickly and efficientlyĀ 

Ā 

Basic Repairs & Turn ReadinessĀ 

  • Install and replace door stops, blinds, and basic hardwareĀ 

  • Install and test smoke detectors and CO detectorsĀ 

  • Perform smart lock installations and basic troubleshootingĀ 

  • Complete light interior painting and wall touch-upsĀ 

  • Clean and prep walls for readinessĀ 

  • Replace light fixtures and bulbs as neededĀ 

  • Complete minor drywall patching and basic repairsĀ

Turn EfficiencyĀ 

  • Complete repairs during the initial visit whenever possibleĀ 

  • Reduce repeat trips and support timely turn completionĀ 

  • CommunicateĀ repair needs that require additional support or vendor involvementĀ 

Ā 

DocumentationĀ 

  • Record inspection findings and completed repairs in company systemsĀ 

  • Upload before/after photos and notes as requiredĀ 

  • Maintain accurate and timely status updatesĀ 

  • Perform other duties as assigned to support business objectivesĀ

Performance Expectations & Key Metrics:Ā 

Performance will be evaluated based on measurable outcomes aligned with company and departmental goals. Metrics may include:Ā 

  • Move-Out to Start Time – Timeliness in completing initial inspections and beginning repair work following resident move-outĀ (5.5-6.5 days)Ā 

  • Dollars Per Day ($/Day) – Efficiency in progressing work relative to assigned scope and timeline expectationsĀ ($740-$750)Ā 

  • Punch / Quality Control Timing – Ability to complete punch items promptly and support timely final quality checksĀ (2.25-2.00 days)Ā 

  • Post Move-In Work Orders (First 30 Days) – Quality of completed turns measured by the number of work orders generated within the first 30 days of resident occupancy, with focus on minimizing callbacks and missed scope itemsĀ (.750-.850)Ā 

Technicians are expected to balance speed and quality, ensuring homes are completed efficiently while minimizing post move-in issues and rework.

Required QualificationsĀ 

EducationĀ 

  • MinimimumĀ HS Diploma or equivalentĀ 

ExperienceĀ 

  • 1–3 years of handyman, maintenance, or construction experience,Ā preferredĀ 

Skills & CompetenciesĀ 

  • Basic knowledge of residential repair tasks and toolsĀ 

  • Strong organizational and time-management skillsĀ 

  • Basic-intermediateĀ written and verbal communication skillsĀ 

  • Detail oriented with the ability toĀ problem-solve residential related repairsĀ 

  • Ability to efficientlyĀ utilizeĀ technology as it relates toĀ computers, mobile devices, andĀ software or systemsĀ 

  • Ability to manage multiple priorities and meet deadlinesĀ
