Outside Sales Representative – Business Development

Charleston, WV  |  Outside B2B Sales & Referral Development

$55,000–$65,000 Base Salary + Commission

Six-Figure Income Potential  |  Full Benefits  |  Paid Training

Most outside sales jobs hand you a territory and a phone list and wish you luck.

This one hands you a base salary, a proven process, real coaching, and a company that has already spent years building the systems behind you — and then asks you to go build relationships that turn into revenue.

If you want the upside of outside sales without the sink-or-swim version of it, keep reading.

The Opportunity, in Numbers

•      $55,000–$65,000 base salary, based on experience — paid whether or not a deal closes this week

•      Commission on top of base, uncapped

•      Six-figure income potential once your pipeline is producing

•      Full benefits: health insurance, 401(k) with company match, and paid time off

•      Professional sales training and ongoing coaching from day one — you are not learning this alone

This is a base-plus-commission structure, not straight commission. Panhandle Cleaning & Restoration wants people who can build a market — not people who need three months of savings to survive the ramp-up.

Who You'll Be Talking To

Panhandle handles fire and water restoration and mold remediation for the Charleston market. That work doesn't come from cold consumer ads — it comes from the professionals who are already standing in front of the damage when it happens:

•      Insurance Agents & Adjusters

•      Property Managers

•      Facility Managers

•      Plumbing Contractors

•      General Contractors

•      Commercial Property Professionals

•      Business Owners

•      Other professional referral partners

An adjuster who trusts you sends you the next claim. A property manager who trusts you calls you first, not the competitor. Every one of those relationships can produce more than one opportunity — which is why this role rewards people who play the long game.

What a Real Week Looks Like

•      Meeting new referral partners face-to-face — not just working a phone list

•      Running discovery conversations to understand what a partner actually needs from a restoration vendor

•      Attending local networking and industry events where your future partners already are

•      Following a structured account-development and farming process rather than winging it

•      Logging activity and opportunities in CRM so nothing falls through

•      Working an organized weekly plan, coordinated with sales leadership

•      Coordinating with operations once a relationship turns into an active project

You'll have a system and support behind you. You'll still be expected to execute.

This Works Well For You If...

•      You want a sales career with real income ceiling, not a capped hourly role

•      You like meeting people more than you like sitting behind a desk

•      You're comfortable being told your numbers every week — and you want to be

•      You're organized enough to follow up consistently instead of letting leads go cold

•      You want training and coaching, not a sink-or-swim first year

•      You're motivated by building something that pays off in year two and three, not just this month

How Panhandle Measures a Win

Success here isn't one big closed deal. It's a network that keeps producing:

•      A growing list of active referral partners

•      Consistent meetings booked with qualified prospects

•      Trust built with decision-makers in your market

•      A pipeline you can actually see and manage

•      Referrals that repeat, not one-time wins

•      Revenue that grows quarter over quarter as your network matures

Why Panhandle Cleaning & Restoration

Panhandle is a rapidly growing, family-owned restoration company specializing in fire and water restoration and mold remediation. It's family-owned, which means decisions get made by people who actually know your name — not a distant corporate office.

But this isn't a role where you're handed a service and told to go figure it out. Panhandle has already built the infrastructure — training, sales systems, marketing support, and dedicated sales management — so a good salesperson can spend their time on the part that actually drives income: relationships.

Background We're Looking For

Proven B2B or outside sales experience is preferred. Experience working with property managers, insurance professionals, adjusters, plumbers, contractors, or commercial property professionals is valuable but not required.

Restoration industry experience is not required — Panhandle will train you on the industry. What matters more is whether you're comfortable prospecting, opening doors, and building trust with professional decision-makers.

Compensation & Benefits

•      401(k) with company match

•      Paid time off

•      Professional sales training

•      Ongoing sales management & coaching

•      CRM & sales systems
