About the Opportunity 

WinnCompanies is looking for a Regional Maintenance Manager to join our North Carolina / South Carolina / Virginia team in the Charlotte, NC and surrounding areas.  

In this role, you will provide leadership and oversight of maintenance operations across properties located in Charlotte, NC; Raleigh, NC; Anderson, SC; and Danville, VA. This position requires regular travel throughout the region to support site teams, ensure compliance with financial controls and regulatory requirements, and serve as the primary point of contact for all maintenance personnel. 

Responsibilities:   

  • Direct maintenance operations across 13 properties to ensure proper building systems functionality, timely work orders, and adherence to company standards.
  • Oversee unit turnovers, upkeep, and seasonal maintenance/snow removal.
  • Manage emergency response coordination (e.g., fires, floods) on-site as needed. 
  • Oversee budgets, financial controls, and forecasting in partnership with property managers.
  • Manage capital projects, including reviewing 3-bid packages, approving scopes of work, and meeting completion deadlines.
  • Ensure full compliance with federal, state, local, and NSPIRE regulations, including conducting annual maintenance audits and pre-inspections.
  • Review and manage operational reports (WOPR, open positions, site logs).
  • Partner with managers and the Director of Facilities on hiring, discipline, and staffing.
  • Assess, develop, and deliver training programs for maintenance staff. 
  • Oversee contractors, vendor recommendations, and project proposals. 
  • Serve on the due diligence team to assess new property opportunities, review compliance, and recommend action. 

Requirements: 

  • High school diploma or GED equivalent.
  • 8 to 10 years of relevant work experience, including 5 to 8 years in a supervisory or managerial role.
  • Demonstrated experience with NSPIRE inspections and bid proposals.
  • Proficiency in Microsoft Office, web-based applications, and property management systems like OneSite Facilities.
  • Strong leadership, communication, and multi-tasking abilities in a fast-paced environment.
  • Collaborative approach with the ability to work effectively with diverse personalities and small teams.
  • Must currently reside in within 30-minutes of Charlotte, NC.
  • Valid driver's license in good standing meeting company safety standards.
  • Reliable personal vehicle for travel between properties (with mileage reimbursement). 

Preferred Qualifications: 

  • Bachelor's degree in Business Administration or other relevant field. 
  • Previous experience working with Union Labor Relations. 
  • EPA Universal certification. 
  • CAMT certification.
