Fitch Irick currently manages 12,000+ units in 250 properties throughout the southeastern United States with multiple layers of programs and funding sources designed to better communities by providing quality affordable housing to residents in need.   Company Statement: We make a positive difference in the world one resident at a time by utilizing local, state, and federal tax-advantaged programs to enhance communities via the acquisition, development, and management of quality affordable housing.   Description of Job: The Regional Manager (RM) is responsible for a large portfolio of assets and team members and is responsible for the overall operations and financial position of the assigned portfolio. This position develops, coaches and mentors, Site and Property Managers while assuring the development of all associates across their portfolio. The RM is responsible for ensuring that policy, procedure, and practices are adhered to in accordance with Fitch Irick standards that enable each property to meet and exceed budgeted financial goals and achieve performance objectives.     Job Duties/Skills:   Effectively manage all communities in assigned portfolio achieve financial and operational goals. Reports to their assigned Senior Regional Manager. Monthly financial review to include variance reporting and reforecasting. Provides feedback on capital needs and other asset plan items; completes asset plan items as required. Responsible for training, mentoring, communication, and performance management of all staff under their purview. Create an environment fostering motivation, open communication and growth for your team. Support team on resident issues, vendor issues, compliance and other operational duties. Complete annual performance reviews as well as quarterly conversations with team to encourage continued growth and set performance expectations and goals. Manage properties performance: act as necessary to improve portfolio or asset performance. Ensure procedures are being followed, monitoring performance at both the micro and marco level. Ensure integrity of resident applications and file approval process at the communities. Establish and maintain working relationships with needed agencies, housing authorities, and other contacts. Meets and exceeds operational, financial, and business goals. Collaborate with Property Managers to prepare annual budgets and property plans. Assist in the development and institution of Performance Management goals. Maintain an up-to-date list of qualified vendors for needed contracted projects or repairs. Approve community purchases orders and expenditures. Conduct continual inspections of properties including grounds, building interior, building exteriors and resident files. Actively participate in interviewing talent for the communities, ensuring interview process is followed and fair for potential new hires. Works closely with recruiting team and Senior Regional Manager to ensure open positions are filled in a timely manner. Manage portfolio vendors such as collections agencies, legal, making changes when appropriate. Coordinate portfolio training, Marketing, Compliance, Accounting, IT, HR and topics that will help develop your team. Assist with pre-lease set up for new communities, hiring staff, training and mentoring. Ensure any needed corrections of deficiencies are resolved. Manage and monitor community audits by syndicators, and state agencies. Participate in senior level management and regional team meetings as required. Represent portfolio in Apartment Association, to local PHA’s, state agencies as required. Any other tasks as assigned by the employee’s supervisor/manager and/or in accordance with business needs.     Required Qualifications:     Education: Associate’s Degree Experience: 3+ years of housing experience in a leadership position, managing a portfolio of properties, affordable housing space preferred but not required. Previous financial reporting, and accountability for a portfolio of properties. Physical Abilities: Ability to be exposed to the elements, ability to: lift, pull, push, bend (up to 50 pounds), ability to walk across a multitude of surfaces, exposure to basic household chemicals with occasional need for PPE due to construction chemicals or higher-level chemicals being used. Interpersonal Abilities: Leadership, teamwork, integrity, communication, critical thinking, multi-tasking, ability to understand financial and staffing documents.     Preferred Qualifications:   Education: Bachelor’s Degree Certifications: Any Affordable Housing Certification (CAHEC) Preferred Experience: 4+ years of affordable housing experience     Special Requirements:   This position may have travel up to 80% with frequent overnight stays     Why Join the Fitch Irick Team?   Providing quality housing options to those in need of affordable homes for themselves and their loved ones.
