About the Role

The Maintenance Technician is responsible for performing general maintenance and repair work in a residential community to ensure apartments, common areas, and building systems are safe, functional, and well-maintained. This position works under the direction of the Maintenance Supervisor or Chief Engineer and may assist with more complex repairs.

Key Responsibilities

  • Complete resident service requests in a timely and professional manner.
  • Perform routine repairs including plumbing, electrical, drywall, painting, carpentry, and appliance troubleshooting.
  • Assist with HVAC maintenance and basic diagnostics.
  • Maintain cleanliness and organization of maintenance shop, common areas, storage areas.
  • Conduct preventative maintenance on building systems and equipment.
  • Support unit turns, including, fixture replacement.
  • Assist with groundskeeping and snow removal as needed.
  • Follow all safety procedures and company policies.
  • Participate in an on-call rotation for after-hours emergencies.

Who You Are

  • A hands-on problem solver with experience in residential maintenance (plumbing, electrical, HVAC basics, appliances, drywall, carpentry).
  • Responsive, dependable, and comfortable participating in an on-call rotation.
  • Organized and proactive about preventative maintenance.
  • Professional and customer-focused when working with residents and vendors.
  • Able to work independently, prioritize tasks, and use digital work order systems.
  • Safety-minded and physically capable of performing demanding tasks.

Qualifications & Experience

  • General maintenance experience in residential or multifamily housing.
  • Working knowledge of plumbing, electrical, HVAC, and appliance repair.
  • Ability to use hand and power tools safely.
  • Strong troubleshooting skills.
  • Good customer service and communication skills.
  • Availability to participate in an on-call rotation for after-hours emergencies.
  • Ability to lift 50+ pounds and perform physical tasks.
  • Knowledge of building safety standards and local housing codes.
  • Experience with property management software systems for tracking work orders.
  • Strong time management and ability to prioritize multiple service requests.
  • Professional demeanor with residents and vendors.
  • Ability to work independently with minimal supervision.
  • Basic computer and mobile device proficiency (for digital work order systems).
  • Commitment to preventative maintenance and proactive building care.
