About the Role
The Chief Engineer is responsible for safeguarding the physical condition, safety, and daily operation of an assigned residential community. This is a bargaining-unit position covered by the SEIU Local 1 Collective Bargaining Agreement.
Working under the direction of the Facilities Manager or Property Manager, the Chief Engineer performs hands-on building systems work, coordinates janitorial and engineering activities, responds to emergencies, and ensures the property is safe, clean, and well-maintained for residents every day. The ideal candidate is dependable, technically skilled, and takes genuine pride in the buildings and communities they maintain.

Key Responsibilities
- Operate, maintain, and perform preventive maintenance on building systems including heating, cooling, hot water, and mechanical equipment to ensure continuous, safe, and economical operation.
- Maintain common areas, vacant units, and exterior spaces in clean, orderly, and presentable condition.
- Perform and coordinate snow removal and grounds care to ensure safe access to buildings and all entry points.
- Carry out operational instructions from management and coordinate janitorial and engineering work on-site as permitted under the CBA.
- Respond promptly to emergency repairs to protect resident safety, prevent property damage, and restore building operations.
- Observe and report on contractor and vendor work activity as requested by management.
- Identify and escalate hazards, safety risks, and maintenance issues promptly.
- Maintain accurate maintenance logs, inspection records, and documentation to support audits and follow-up actions.
- Communicate clearly and professionally with residents, vendors, and the management team.
- Perform all duties consistent with the SEIU Local 1 Collective Bargaining Agreement and applicable safety and regulatory requirements.

Qualifications
- Demonstrated experience maintaining residential building systems including heating, cooling, hot water, and mechanical equipment.
- Ability to perform physical duties including lifting, climbing, and emergency response in varying conditions.
- Ability to follow written and verbal operational instructions and communicate effectively with management, residents, and contractors.
- Any licenses or certifications required by law, ordinance, or building-specific requirements must be held or obtained.
- Must be eligible to join and maintain membership in SEIU Local 1 in accordance with the Collective Bargaining Agreement.
- Must successfully complete the probationary period established by the CBA.
