Job DetailsJob Location: Park Place Operations Inc Corporate - Cincinnati, OH 45202Position Type: Full TimeEducation Level: 4 Year DegreeTravel Percentage: Up to 50% Job Category: ConstructionSenior Project Manager   Seeking a Senior Project Manager to help oversee R&M of the Fast Park portfolio, assisting with Park Place Operations and Chavez Properties asset management as needed. Manage yearly scope, budget, and schedule for both R&M, expansions and brown-field development. Job requires working with Fast Park consulting teams including civil, structural and MEP engineers, architects, landscape architects, testing agencies, geo-technical agencies and more. Must be able to solve problems quickly in consultation with ownership and consultants, multi-task, work collaboratively with contractors, be responsive to ownership and be detail oriented. Successful candidates will have excellent project management and communication skills.   The Senior Project Manager will train for approximately 60-90 days, working with our consultants and staff to manage R&M projects on-site. Approximately travel during this time will be 50%. After that initial training period, the Senior Project Manager will hire a junior staff member who will be responsible for most travel and on-site daily supervision. Once that junior staff is hired and trained, the Senior Project Manager will transition to about 30% travel and the junior staff member will be responsible for about 70% travel.       Duties/Responsibilities:   Review shop drawings and submittals. Coordinate technical reviews with engineers and architects. Evaluate the work being done daily by the contractors for compliance with the plans and specifications and ensure that an accurate set of records and documents are maintained pertinent to all construction-related activities. Schedule and assist with running pre-construction and job meetings. Prepare meeting minutes and distribute them to all parties. Review, recommend and ensure adherence of Contractors to their schedules. Pre-review and recommend action on Contractor Pay Requests in collaboration with owner consultants. Create, maintain, and manage Contractor punch lists. Help close-out projects by gathering warranties, as-builts, project binders, lien releases, permit copies, etc. Assist with evaluating Contractor issues relative to the interpretation of plans and specifications and coordinate efforts to resolve with the Owner and respective consultants. Recommend acceptance or rejection of work in whole or in part due to compliance or non-compliance with the plans and specifications. Assist with change request specifications, pricing review and documentation. Maintain project files, records, and project management reports. Ensure work meets approved budget, contract terms, and adherence by all parties. Regularly communicate project progress and costs with all parties involved.  Ensure safety standards and guidelines are followed on the jobsite and that all safety codes are met in construction. Manage in-state and out-of-state projects simultaneously. QualificationsQualifications Bachelor’s degree in construction science or management, architectural engineering, or civil engineering preferred. Construction Manager certification by the American Institute of Constructors or Construction Management Association of America preferred. At least 5 years of related experience. Must have site experience.   Competencies Knowledge of construction management processes, means and methods. Understanding of all facets of the design, bid and construction process. Excellent communication skills both verbal and written. Desire and drive to be proactive and take ownership of the team and processes. Competent in conflict and crisis management. Excellent trouble-shooting skills. Excellent time and project management skills. Able to work as part of a large project team and interact effectively with others at all levels of the organization. A self-starter, versatile and adept at functioning in a small department in either a lead or support role. Thorough and attentive to details; proactive and deadline oriented. Must be able to manage multiple projects simultaneously. Must be able to read and understand site plans, MEP plans, architectural plans, etc. Read and understand work orders, safety rules, operating and maintenance instructions, and procedure manuals. Problem analysis and problem resolution at both a strategic and functional level Proficient with Excel, Word and Project. Experience with Bluebeam and Procore helpful.
