Job Summary
The Maintenance Technician is responsible for performing repairs, troubleshooting, and carrying out preventative maintenance on assigned property/properties. This includes, maintaining and improving the condition of property grounds and buildings and the timely completion of work orders.Â
Essential Job Functions
- Models company mission and values
- Champions continuous improvement and regularly advocate strategies to enhance resident satisfaction, work processes and property performanceÂ
- Performs repairs, troubleshoots mechanical systems, and completes preventative maintenance
- Restores vacated apartments to move-in condition for new residentsÂ
- Conducts maintenance-related inspections, including building and alarm systemsÂ
- Oversees contractors and inspects their work to maintain the highest quality standardsÂ
- Responds to work orders and completes repairs as requiredÂ
- Removes snow, ice and leaves from sidewalks, walkways, steps and driveways/parking spaces
- Completes janitorial requirements in accordance with the janitorial scheduleÂ
- Complies with company and OSHA standards
- Responds to on-call emergencies on weekends, evenings, and holidays—resolves as circumstances warrantÂ
- Patrols property daily to identify areas in need of cleaning and completes required work—remove trash/debris from property grounds and common areas, keep the dumpster area clean, and vacuum, sweep and mop common areasÂ
- Walks the grounds and common areas daily; removes litter and debris from lawns, planting beds, parking areas, sidewalks, ramps, and indoor spaces
- Performs and adheres to the preventative maintenance plan/program
- Maintains a professional and courteous demeanor with all residents, prospects, staff and contractorsÂ
- Secures MRK equipment to prevent/deter theftÂ
- Ensures company tools and equipment are in optimal conditionÂ
- Adheres to all safety guidelines in the operation of all tools and machineryÂ
- Reports lease violations to the Property ManagerÂ
- Adheres to Fair Housing Laws in all resident and prospect interactionsÂ
- Other duties as assignedÂ
Requirements
Knowledge, Skills, and Abilities
- High school diploma or GED preferred
- 1-2 years of experience as a full-charge residential maintenance technician is required
- Knowledge of OSHA rules and regulations is preferred
- EPA certification preferredÂ
- HVAC certification preferred
- Must be able to work a flex schedule and be on-call for emergencies on weekends, evenings, and holidaysÂ
- Ability to read, speak and comprehend the English language is required
- Proficiency in performing plumbing, electrical and appliance repairÂ
- Ability to follow direction and work independently and as a team
- Advanced troubleshooting and problem-solving skillsÂ
- Ability to work in a fast-paced, action-oriented environmentÂ
Requirements
- Must have hand tools
- ANSI approved steel-toe shoes/composite
- Must have a valid Driver’s License
- Must have reliable transportation
- Willing to assist with other properties within the portfolio and surrounding portfolios as needed
- Willing to travel up to 10-20% of the timeÂ
