Facility Space Planner

Cherokee Strategic Solutions, LLC (CSS) is seeking a Facility Space Planner to support the 50th Civil Engineer Squadron at Schriever Space Force Base. The Facility Space Planner manages facility utilization, space allocation, asset optimization, and footprint-reduction efforts by analyzing installation space data, conducting facility audits, and maintaining the Facility Space Optimization Plan.

A Government contract requires that this position be filled by a person with legal United States residency and work authorization status. The selected candidate must be eligible to obtain and maintain installation and restricted-area access, including completion of required background checks and training.

Estimated Starting Salary Range for the Facility Space Planner: TBD

Responsibilities Include:

  • Serve as a facility space-utilization and asset-optimization specialist for Schriever Space Force Base.

  • Evaluate incoming unit space requests against AFMAN 32-1084 authorizations and identify available existing-space alternatives.

  • Process an estimated 15 to 25 ad hoc space-allocation requests annually.

  • Conduct physical facility utilization inspections and document current use, personnel counts, utilization rates, underutilized areas, and consolidation opportunities.

  • Maintain accurate facility-use data, category codes, personnel assignments, and square-footage allocations in NexGen IT.

  • Track personnel movements, mission realignments, category-code changes, unit relocations, and emerging mission requirements.

  • Develop Space Optimization Courses of Action for mission beddowns, relocations, consolidations, demolitions, lease reductions, and footprint-reduction actions.

  • Maintain, revise, and update the Installation Facility Space Optimization Plan following Facilities Board decisions and updated utilization metrics.

  • Prepare floor plan markups, utilization graphics, analytical summaries, and decision-brief materials for Facilities Board Working Groups and Facilities Boards.

  • Coordinate with AFCEC, engineering personnel, community planners, Real Property Accountability Officers, and GIS/GEOBASE personnel.

  • Support development of Customer Authorization Worksheets that define unit facility-space authorizations and allocations.

  • Prepare monthly project-status information for the required Project Status Report.

Experience, Education, Skills, Abilities Requested:

  • Bachelor’s degree in urban planning, architecture, interior design, facility management, or a closely related field; or

  • At least three years of equivalent experience in facility space management and asset optimization.

  • Proficiency navigating and updating real-property or facility-management databases; NexGen IT experience is strongly preferred.

  • Knowledge of AFMAN 32-1084 facility requirements and Air Force facility-space authorization processes is preferred.

  • Ability to analyze quantitative and qualitative facility data and develop strategic space-consolidation recommendations.

  • Experience conducting facility audits, utilization assessments, asset-management activities, or real-property inventory reconciliation.

  • Ability to prepare clear decision briefs, floor plan markups, utilization graphics, and planning recommendations.

  • Strong written, verbal, analytical, and stakeholder-coordination skills.

  • Proficiency with standard office productivity tools and electronic document-management systems.
