Please note our tenants do include low-income families, the disabled, elderly, and mentally ill. It is imperative for you to have a passion for servicing our tenants with respect.   Complete assigned work orders and tasks that require entry level skills and techniques in plumbing, electrical, and carpentry.   Maintain the upkeep of properties by completing the janitorial duties assigned by your supervisor.   Estimate time, materials and equipment required for jobs assigned; requisition materials as required.   Maintain work order records; file reports as needed; possess the ability to operate and adapt to the required technology provided.   Be available for snow removal/emergency/disaster situations as necessary.   Ensure adherence to safe work methods, techniques and compliance with applicable standards.   Operate various hand and power tools and shop equipment, while observing safe work methods, techniques and compliance with applicable standards.   Who we are looking for: We are looking for passionate individuals who enjoy delivering excellent customer service with the ability to: Learn to perform a variety of maintenance techniques in plumbing, electrical, carpentry, janitorial, and repair work. Learn how to safely operate a variety of tools which include vehicular and stationary equipment. Learn the policies and procedures of HUD, NSPIRE, and CSHA. Adhere to the policies and procedures of HUD, NSPIRE, and CSHA. Understand and follow verbal/written instructions. Effectively communicate with a diverse population. Build and maintain trusting relationships within the organization and outside the organization. QualificationsMinimum Qualifications: Must be able to pass a thorough background check and drug test. Must have a high school diploma or equivalent . Must possess a valid Colorado Driver License. Must have the willingness to learn the task/responsibilities of the position and complete task assigned. Must have good organizational skills Must pay close attention to details Must have the ability to adapt to change and be flexible Must be available to work on call after hours for snow removal/emergency/disaster situations as necessary. Working Conditions: Environmental: Field/shop environment; may be exposed to inclement weather, heat, cold, dirt, dust, fumes, odors, noise, electrical currents, and toxic chemicals; work around machinery and moving vehicles. Physical: Essential and marginal functions may require maintaining physical condition necessary for sitting, standing, and walking for extended periods of time; moderate to heavy lifting (typically between 30 – 65 pounds however, could be between 65 – 100 pounds with assistance) and carrying, pulling, reaching, bending, climbing, and kneeling; use of fingers, both hands, both legs required.  Must be able to distinguish colors and able to operate assigned vehicles and equipment.
