At RealManage, we are always getting better.   Community Summary The Summit Homeowners Association (HOA) serves The Summit, a large master-planned residential community in Northeast Columbia, South Carolina, with its association office located at 305 Ridge Trail Drive, Columbia, SC 29229. The community offers amenities such as parks, walking trails, ponds, pools, playgrounds, and sports facilities, while the HOA manages community rules, architectural/exterior-improvement requests, leasing requirements, and resident services. Overall, The Summit is a well-established, amenity-rich neighborhood with convenient access to shopping and major roads, although residents' experiences with traffic, infrastructure, and HOA enforcement can vary.     Role Summary The Onsite Maintenance Technician is responsible for performing general maintenance of buildings and grounds at HOA residential communities, under direction of the Maintenance Director.   Responsibilities Perform preventative maintenance and routine maintenance Ensure completion of work orders using work order system General maintenance, janitorial and grounds work throughout the Community Associations Periodic inspections of grounds, common area buildings and structures Advising supervisor of needed repairs, improvements and safety issues Understanding of Carpentry, Concrete, Doors, Drywall, Fencing, Cleaning, Gutters, Locks, Plumbing and Painting    Disclaimer This description is not intended to be an exhaustive list of duties. Qualifications 2+ years of maintenance experience required Experience with Carpentry, Concrete, Doors, Drywall, Fencing, Plumbing and Painting required Experience with Cleaning, Locks and Gutters highly desired Must have own tools and transportation Must be able to speak, read and write English. Bilingual a plus Must be a proficient problem-solver Must know how to use tools, supplies, materials, chemicals in a manner that does not endanger self, other employees, residents, the environment or the public in general Experience and skills with simple electric maintenance is a plus, but not necessary Pool maintenance experience is a plus, but not necessary    Physical Requirements Ability to stand and walk for extended periods throughout the workday. Ability to climb stairs, ladders, bend, stoop, kneel, crouch, or reach frequently. Ability to lift, carry, push, or pull objects up to 50 pounds regularly and occasionally heavier with assistance. Manual dexterity to operate tools, equipment, and machinery safely. Visual acuity to inspect equipment, read gauges, and perform detailed tasks. Hearing ability to detect alarms, equipment sounds, and verbal instructions in noisy environments. Ability to work in varying environmental conditions (heat, cold, dust, noise, outdoors). Ability to wear and use appropriate personal protective equipment (PPE).
