Construction One is searching for an experienced Construction Project Managers to either join our team in Columbus, OH or to work remotely in some key locations. The role of Project Manager encompasses responsibility for the complete management and execution of assigned projects. Your primary responsibilities can include, but are not limited to:
Responsibilities
- Assist estimating department in bidding process and accepting handoff of awarded projects
- Develop and maintain working relationships with Clients, Consultants, and other agencies of the project team
- Set up project through proper accounting procedures
- Establish and maintain a working relationship with the customer, subcontractors, and vendors
- Develop and maintain a project schedule consistent with contractual requirements
- Review subcontract bids for completeness, revise as necessary and negotiate best possible contract with subcontractors and material suppliers
- Issue Purchase Orders for necessary materials
- Issue Contracts for subcontractors and vendors
- Maintain project budget
- Prepare and review with Superintendent Job Start Package
- Conduct preconstruction meetings with appropriate parties
- Conduct periodic job meetings during construction with appropriate parties
- Oversee Superintendent, assist with job specific procedures and adjust progress as necessary to insure timely completion of project
- Assist Superintendent with job specific safety requirements and ensure their compliance
- Process all required paperwork for both internal and external use
- Ensure that both Company and client objectives are being met
- Prepare close out documentation in accordance with accounting procedures
- Prepare timely draw requests and invoicing with required backup for accounting
- Travel as necessary for the proper execution of assigned projects
- Attend all meetings and training as necessary / required
- Other duties as assigned
Work experience & education requirements:
- Bachelor’s Degree in Construction Management, Engineering, or related field required or equivalent combination of education and experience.
- A minimum of 2 - 5 years of prior experience as a construction project manager or assistant project manager required. Experience with commercial construction is required. Experience with ground-up and retail construction preferred.
- Excellent written and verbal communication skills
- Strong organizational and problem-solving skills
- Ability to read and interpret construction drawings, specifications, and other documents
- Ability to work as part of a cohesive team.
- Ability to perform under pressure, evaluate situations and make timely, accurate decisions
- Full understanding and ability to interact with all departments
- Maintains a competitive advantage by staying current with industry standards
- Computer proficiency in the Windows environment
- Experience with project management software required. Experience with Procore, Smart Sheets and/or Acumatica preferred.
- Ability to manage multiple projects simultaneously
- Ability to get a passport
- Prior general contractor experience preferable
- Valid Driver’s license with clean driving record
- Able to pass a background and drug screen
Physical Demands Include:
Routine physical demands for office environment while in the office. Operates all office equipment such as computer, copier, printer, and telephone. While performing the duties of this job employee is frequently required to stand, walk, sit, use hands to finger, handle or feel, and reach with hands and arms. Long periods of time if front of a computer could be required. The employee may occasionally be required to lift and/or move up to 50 lbs. Travel is required for this position and the ability to drive and or fly is required. Visiting job sites is also an important part of the position.
