With a development portfolio of $1.5 billion, Woda Cooper consistently ranks among the top affordable housing developers and owners in the country by Affordable Housing Finance.   What You’ll Own Consultant Hiring & Management Hire and coordinate key consultants, including Architect, Civil Engineer, Landscape Architect, Irrigation Designer, Green Consultant, Accessibility Consultant, Environmental Attorney, Historic Consultant, Certified Arborist, and Traffic Engineer. Ensure each consultant is aligned with project goals and working effectively with the DO and design team. Environmental & Due Diligence Oversight Manage environmental and site related investigations, including Geotechnical Reports, Phase I & II ESAs, Brownfield Program requirements, NEPA/Part 58, ALTA and foundation surveys, and wetlands assessments. Track deliverables and ensure timely completion to support funding and entitlement milestones. Scheduling & Project Coordination Develop and maintain entitlement schedules and project timelines. Lead project kick off calls and coordinate White Book documentation with the DO. Facilitate bi weekly project calls, plan review cycles, Green Rater charrettes, and supplemental consultant meetings. Design Coordination Retrieve plans from engineers and coordinate with internal design leads. Work with Property Management on camera plans and operational design needs. Distribute plans to specialty consultants (Accessibility, Green Rater, Irrigation, Power Company). Support permitting workflows with the Architect, Civil Engineer, and DO. Track permit fees, tap fees, design review board submissions, monument sign permits, enumerations, and site lighting requirements. Plan & Document Management Manage schematic, 50%, and 90% plan review cycles. Track plan submissions to municipalities and ensure timely responses. Prepare and submit permit applications in coordination with the design team. Coordinate flow tests, bonds, and municipal requirements. Upload plans and documentation to Procore and maintain accurate addressing. Development Support Request front end cost reviews to support financial modeling. Obtain Will Serve Letters from utilities and service providers. Construction Start Up Support Coordinate temporary power setup, job trailer internet, and Yardi submeter installation. Schedule radon testing (as applicable). Submit tap applications and ensure all pre construction requirements are met. QualificationsWho You Are A strong communicator with excellent verbal and written skills. Highly organized, detail oriented, and able to manage multiple priorities. Comfortable working in a fast paced environment with shifting deadlines. A proactive problem solver who makes sound decisions under pressure. Tech savvy, with strong skills in Microsoft Office and project management tools. A collaborative team player who enjoys working across departments and disciplines. What You’ll Bring Bachelor’s degree in Planning, Construction Management, Architecture, Engineering, Real Estate, or a related field preferred. 2–5 years of experience in development, construction, design coordination, or a related field. Experience with permitting, entitlements, or municipal processes is a plus. Familiarity with Procore or similar platforms preferred.
