Position Overview

The Community Leasing Manager – BTR is responsible for the management of the leasing function, including day-to-day leadership oversight of the onsite leasing team for assigned communities. This role has primary responsibility for driving leasing performance, occupancy, and revenue outcomes, while overseeing leasing strategy, team performance, and operational execution.


The Community Leasing Manager exercises independent judgment in developing leasing and marketing strategies, analyzing performance trends, and implementing initiatives that impact community success.


What You Will Do

Leadership and Team Management
• Direct and oversee the work of leasing staff on a regular and ongoing basis, including creating their schedules.Ā 
• Provide day-to-day leadership, coaching, and direction to support development and achievement of leasing goals.
• Will actively participate in hiring decisions, including interviewing candidates and providing recommendations that are given significant weight in final determinations.
• Provide input into performance evaluations, disciplinary actions, and termination decisions, with recommendations to the Community Manager.
• Lead onboarding and training of leasing staff to ensure consistent execution of leasing standards and processes.Ā Monitor individual and team performance and implement strategies to improve conversion, customer experience, and results.


Leasing Strategy & Business Ownership
• Leads and executes leasing strategies in coordination with Sales including being accountable for leasing performance outcomes, occupancy, traffic conversion, and revenue contribution for assigned communities.
• Develop and implement leasing and marketing strategies, exercising independent judgment on pricing, promotions, and outreach initiatives.
• Collaborate with Sales team to analyze leasing trends, traffic, and performance data to adjust strategies and drive results.
• Partner with the Community Manager to align leasing strategy with broader operational and financial goals


Marketing & Execution Oversight
• Oversee the execution of marketing campaigns, outreach initiatives, and events to support leasing objectives
• Ensure marketing efforts align with brand standards and business goals and create Reach and Engage plans for the teams.
• Direct the team in the execution of leasing activities, ensuring consistency and effectiveness

Operations & Compliance
• Manage the daily operations of the leasing function, ensuring efficiency, compliance, and alignment with company standards.
• Ensure adherence to all company policies, procedures, and legal requirements.
• Maintain accountability for accurate and timely leasing and marketing reporting.
• Provide leadership oversight during peak operational periods, ensuring leasing activities are effectively executed by the team.

Ā 

Collaboration & Special Projects
• Partner with the Community Manager and cross-functional teams on initiatives impacting leasing performance and resident experience.
• Contribute to special projects, process improvements, and operational initiatives as assigned such as Grace Hill compliance, review of secret shops as well as maintaining a high shop score themselves, creating and distributing staff schedules, and oversight of Apartment life teams where applicable.
• Complete assigned HR/People Operations-related responsibilities.

Other:
• Must be able to work a full shift / required work schedule.
• Must be available for additional hours and flexibility to work evenings and weekends based on business needs
• Must be available to provide oversight with move-outs, and move-ins that extend beyond normal full-time hours.
• Must be able to occasionally lift and move objects up to 50 pounds as situations may require. This may include bending, stooping, and lifting throughout the workday.


Ideally, You'll Have

• High School graduate; college degree preferred but not required
• 3+ years of experience in property management, leasing, or a related field
• Proven track record of driving leasing performance, including occupancy, traffic conversion, and revenue outcomesĀ 
• Demonstrated ability to lead, coach, and influence team performance to achieve business goalsĀ 
• Experience participating in hiring, training, and performance management of team membersĀ 
• Strong ability to analyze performance data and translate insights into actionable leasing strategiesĀ 
• Demonstrated ability to exercise independent judgment and decision-making in a fast-paced environmentĀ 
• Strong communication, organizational, and problem-solving skills

You'll crush it if you have experience with
• Sales in Build-to-Rent, Single-Family Rentals, or For Sale Residential Construction are preferred.Ā 
• Social media marketing: The candidate should have a strong background in social media marketing, with a focus on creating engaging content and managing social media platforms.
• Proficiency in Canva or similar design tools is essential for creating visually appealing graphics and promotional materials.
• Entrata software proficiency: Experience with Entrata or similar property management software is highly desirable.Ā

Pay Range

USD $60,000.00 - USD $60,000.00 /Yr.
Additional Compensation

Employees may be eligible for an $8,000 annual bonus paid quarterly, depending on individual and organizational performance. Benefits: We offer a comprehensive benefits package that includes health insurance, retirement plans, paid time off, and a 40% employee housing discount.
