Position Summary

The Ancillary Associate provides analytical and operational intelligence that supports the development, execution, and optimization of ancillary revenue initiatives across the portfolio. This role analyzes program performance, billing accuracy, operational workflows, and initiative adoption to identify opportunities that improve efficiency, increase revenue capture, and support strategic decision-making.

 

Success in this role is demonstrated through the creation of structured project reporting that enhances departmental visibility and decision-making; improved billing accuracy and revenue capture across ancillary programs; identification of operational inefficiencies that increase program scalability; and the delivery of actionable insights that support faster, more effective implementation of new revenue initiatives.

 

In addition to analytical responsibilities, this role supports operational execution by maintaining standardized reporting, coordinating cross-functional communication, and ensuring data accuracy across ancillary programs.

 

Essential Duties

Strategic & Operational Analysis

  • Analyze operational and financial data related to ancillary revenue programs to identify trends, risks, and opportunities
  • Evaluate program performance across initiatives such as Bulk Internet, SmartRent, Banner systems, parking programs, and future ancillary services
  • Develop reporting and dashboards that tracks initiative adoption, revenue impact, and operational performance
  • Identify operational inefficiencies and recurring challenges, translating insights into scalable process improvement recommendations
  • Support forecasting and capacity planning related to future program launches
  • Create and maintain structured project reporting dashboards and analytical trackers for departmental oversight

 

Billing & Revenue Analysis

  • Analyze recurring billing data to ensure accuracy and identify discrepancies across ancillary programs
  • Monitor billing impacts related to new installations, program launches, and portfolio changes
  • Partner with Accounting to resolve billing discrepancies and improve revenue visibility and capture
  • Support leadership with reporting and analysis on ancillary revenue performance and growth trends

 

Program Performance & Post‑Launch Monitoring

  • Track implementation progress and post‑launch performance across ancillary initiatives
  • Maintain analytical dashboards that monitor program adoption, operational outcomes, and performance trends
  • Conduct post‑launch analyses to evaluate effectiveness and identify improvement or expansion opportunities
  • Compile operational and performance insights that inform future program development and revenue strategies

 

Cross‑Functional Coordination & Documentation

  • Serve as the analytical point of contact between Ancillary Services, Accounting, Operations, and Asset Management
  • Provide data‑backed insights that support cross‑functional decision‑making and prioritization
  • Identify recurring interdepartmental friction points and recommend process improvements
  • Maintain standardized documentation, reporting methodologies, and data governance practices across initiatives

 

Operational Program Support

  • Support internal communications related to program launches, updates, and performance insights
  • Maintain initiative trackers, workflows, and reporting structures that support program execution
  • Support documentation and tracking related to acquisitions and dispositions as they impact ancillary programs
  • Assist with smaller initiatives and special projects as needed

Qualifications

Education & Experience:

  • 0-1 year of experience in business analysis, operations analytics, or program analysis
  • Bachelor’s degree in Real Estate, Finance, Accounting, Business, or a related field. 
  • Strong analytical and problem-solving skills
  • Experience analyzing financial, billing, or operational datasets
  • Ability to translate data into actionable business insights
  • Strong organizational and documentation skills

 

Preferred

  • Experience in multifamily operations, PropTech, or infrastructure programs
  • Familiarity with project management tools (Monday.com or similar)
  • Experience supporting operational or revenue-generating initiatives
  • Exposure to business intelligence tools or dashboards
  • Customer service or hospitality experience

 

Tools & Systems:

  • Proficiency in Microsoft Office Suite with advanced Excel capability
  • Familiarity with project management tools (Monday.com or similar)

Salary range: $60,000-$65,000

If you are hired at Morgan Properties, your overall compensation package will also be determined based on factors such as geographic location, skills, education, and/or experience which may result in total compensation outside of this range.
