Community Association Manager (Experienced) – Job Description

Position Overview

We are seeking an experienced Community Association Manager to oversee a diverse portfolio of residential communities, including single-family homes, townhomes, condominiums, and high-rise properties. This role requires a proactive, organized professional who can effectively support Board members, manage daily operations, and maintain strong relationships with homeowners and vendors.

Key Responsibilities

  • Manage a portfolio of communities, ensuring smooth daily operations and compliance with governing documents and regulations.
  • Advise and support Board Members by recommending effective courses of action to conduct association business.
  • Deliver management services in accordance with contractual agreements.
  • Assist Boards and homeowners in resolving issues in a professional and timely manner.
  • Oversee financial operations, including: 
    • Reviewing and approving invoices
    • Monitoring reserve study updates
    • Reviewing monthly financial statements for accuracy prior to Board distribution
  • Prepare draft annual budgets in collaboration with Boards.
  • Conduct regular site inspections and ensure compliance with community standards.
  • Obtain and review vendor proposals; coordinate contracted services.
  • Attend and facilitate association meetings, including Board, annual, and turnover meetings.
  • Prepare and distribute Board packets, agendas, and meeting calendars.
  • Maintain consistent communication with Board members, homeowners, and vendors via phone, email, and in person.
  • Stay current on governing documents, state statutes, and local ordinances applicable to assigned communities.
  • Foster strong client relationships to support long-term satisfaction and retention.

Physical Requirements

This position may require physical activity, including sitting, standing, bending, kneeling, lifting, carrying, climbing stairs, and moving items up to 25 lbs.

Education, Experience & Licensing

  • High school diploma or equivalent required
  • Bachelor’s degree or equivalent experience preferred
  • Minimum of three (3) years of community association management experience
  • CMCA AMS & PCAM designations are a plus
  • Proficiency in Microsoft Office Suite (Outlook, Excel, PowerPoint, Word)
  • Experience with Enumerate Central & Engage management software preferred
Compensation

Starting compensation is commensurate with experience and professional designations. Candidates holding advanced industry certifications will be eligible for higher starting compensation, with the PCAM (Professional Community Association Manager) designation qualifying for the highest starting salary range. Applicant with CAI Designations and High-rise management experience is preferred.
