The Painter is responsible for maintaining the appearance and condition of the condominium property through professional painting, touch-up, preparation, and minor repair work. This position ensures that interior and exterior common areas, amenities, buildings, and other property surfaces are maintained in a clean, attractive, and well-kept condition.
Essential Duties and Responsibilities
- Perform interior and exterior painting of condominium buildings, common areas, hallways, stairwells, doors, walls, ceilings, railings, and other property surfaces.
- Prepare surfaces for painting by cleaning, sanding, scraping, patching, caulking, and repairing minor imperfections.
- Apply paint, primer, stain, sealant, and other coatings using brushes, rollers, and sprayers as appropriate.
- Perform routine touch-up painting throughout the property as needed.
- Repair minor drywall damage, cracks, holes, and surface imperfections prior to painting.
- Maintain consistent paint colors, finishes, and quality throughout the property.
- Protect floors, furniture, fixtures, landscaping, and other areas from paint, dust, and debris.
- Keep work areas clean and organized during and after projects.
- Properly maintain and safely use painting tools, equipment, ladders, and related supplies.
- Assist with pressure washing and preparation of exterior surfaces when necessary.
- Inspect painted areas and identify areas requiring repair or additional work.
- Maintain an inventory of paint, supplies, and equipment and notify management when materials need to be reordered.
- Follow all condominium rules, safety procedures, and established maintenance protocols.
- Respond to maintenance requests involving painting and related repairs.
- Assist the Maintenance Department with general maintenance tasks when needed.
- Perform other duties and special projects as assigned by the Property Manager or Maintenance Supervisor.
