Industrial Mechanic

What this job involves:

As an Industrial Mechanic at JLL, you'll play a vital role in keeping industrial equipment running safely and reliably. You'll be responsible for installing, inspecting, troubleshooting, repairing, and maintaining industrial pumps, electric motors, and associated mechanical systems that are critical to our clients' operations. Your work will center on executing a robust preventive maintenance program, performing condition monitoring (including vibration observations and measurements where applicable), maintaining accurate documentation, and collaborating closely with operations and maintenance teams. This hands-on role requires strong mechanical skills, attention to detail, and a commitment to safety and continuous improvement. What your day-to-day will look like:

  • Inspect, troubleshoot, and repair centrifugal, positive displacement, and specialty pumps, including seals, bearings, couplings, shafts, impellers, and housings

  • Diagnose and repair AC/DC motors and motor-driven equipment; perform motor changeouts and precision alignments using laser or dial indicator methods

  • Execute time-based and meter-based preventive maintenance activities such as inspection, cleaning, lubrication, adjustment, calibration/verification (where applicable), and planned parts replacement to prevent breakdowns and extend equipment life

  • Perform recurring PM tasks for pumps and motors, including lubrication per specification, bearing and coupling inspections, mechanical seal and packing checks, and verification of pump/motor operating conditions (noise, temperature, vibration, amperage trends, flow/pressure indications)

  • Collect vibration readings using available tools (e.g., vibration pen/analyzer) when assigned; trend results and flag abnormal conditions for follow-up action; recognize common vibration fault patterns and coordinate corrective work

  • Provide feedback to improve PM procedures and frequencies based on equipment condition, failure history, and operating environment; identify repeat failures and support root-cause troubleshooting

  • Document work performed, measurements/readings, parts used, and follow-up recommendations in the maintenance system; maintain clear repair notes for reliability tracking

  • Coordinate with operations teams to plan downtime, isolate equipment safely using lockout/tagout procedures, and return assets to service efficiently

  • Support emergency response and after-hours work as needed to restore equipment operation and maintain operational continuity

Required qualifications:

  • High school diploma or GED; technical or vocational training preferred

  • 4+ years of industrial maintenance experience with a strong focus on pumps and motors (or equivalent combination of training and experience)

  • Demonstrated hands-on experience with pump teardown/rebuild, mechanical seals/packing, coupling replacement, and alignment practices

  • Working knowledge of preventive maintenance principles and ability to follow and execute PM procedures consistently

  • Ability to safely use hand tools, power tools, and precision measurement tools (calipers, micrometers, dial indicators)

  • Ability to read and interpret work orders, equipment manuals, mechanical drawings, and schematics (P&IDs a plus)

  • Ability to lift up to 50 lbs and perform physically demanding work (standing, bending, kneeling, climbing ladders/stairs)

  • Ability to follow written procedures, maintain accurate maintenance documentation, and maintain a safe work environment by following lockout/tagout, confined space, hot work, and other site safety requirements

Preferred qualifications:

  • Experience taking and trending vibration readings and using condition monitoring tools as part of a reliability program

  • Experience with VFD-driven equipment and basic understanding of motor controls (with electrical troubleshooting performed within role scope)

  • CMRT, industrial maintenance certification, or equivalent credentials

  • Experience working in manufacturing environments and using laser alignment tools

  • Completion of state-approved millwright, or equivalent, apprenticeship program

  • Millwright experience with rigging, machinery installation, and precision equipment positioning

  • Welding experience and ability to perform basic fabrication and repair work
