Job Description: Site Lead

Position Overview:

We are seeking an experienced and motivated Site lead to lead a team of multi-skilled operators in a data center environment. The successful candidate will be responsible for coordinating, overseeing, and performing preventive and corrective maintenance, while ensuring all facility-related operations are conducted efficiently and safely. This role requires strong facilities maintenance expertise, leadership capabilities, and proficiency in communication and computer-based systems to support data-driven maintenance planning and reporting.

Key Responsibilities:

Facilities Maintenance Oversight and Leadership:

  • Lead and supervise daily facilities maintenance activities, ensuring adherence to schedules, safety, and quality standards.
  • Provide guidance and mentorship to team members, ensuring proper processes and safety practices are followed.
  • Coordinate seasonal HVAC operations such as winterization and peak cooling preparations.
  • Ensure system efficiency through performance testing and routine system evaluations.

Team Management and Communication:

  • Act as the primary point of contact between the field team and client or project leadership.
  • Delegate and monitor work orders, track completion, and ensure proper documentation of maintenance tasks.
  • Lead daily briefings and communicate ongoing or emergent HVAC issues to stakeholders.
  • Provide input for performance reviews and training plans for technicians.
  • Foster a collaborative environment that supports safety, accountability, and continuous improvement.

Computer and Reporting Skills:

  • Utilize computer-based systems (Maximo, CMMS, Microsoft Office, etc.) to manage work orders, preventive maintenance logs, and HVAC performance data.
  • Maintain accurate and up-to-date documentation of HVAC operations, asset history, and inventory.
  • Create and submit weekly progress reports to site management, including recommendations for system improvements.
  • Use digital tools for vendor coordination, procurement tracking, and compliance documentation.

General Facility Maintenance Support:

  • Perform and oversee minor electrical and plumbing work related to HVAC systems.
  • Conduct facility walkthroughs, ensuring the workspace is clean, organized, and safe.
  • Support broader site maintenance projects as needed, collaborating across trades.

Qualifications:

  • Experience: Minimum of 5 years in facilities maintenance, with at least 2 years in a lead or supervisory role. Experience in data centers or critical infrastructure preferred.
  • Eelectrical, plumbing, or mechanical certifications are a plus.
  • Leadership: Proven leadership and team management experience in a skilled trade environment.
  • Technical Skills: Expert-level knowledge in facilities diagnostics, repair, and preventive care with attention to energy efficiency.
  • Communication: Excellent written and verbal communication skills to lead teams and engage with clients, vendors, and leadership effectively.
  • Computer Skills: Proficient in using CMMS platforms, Microsoft Excel, Word, and Outlook.
  • Problem-Solving: Strong ability to assess and resolve complex facility issues effectively.
  • Safety-Oriented: Deep understanding of OSHA standards and commitment to safety in all operations.

Additional Information:

Location: Council Bluffs, IA

Hours: Full-time, with availability for emergency response and on-call rotations.

Training: Ongoing technical and leadership training will be provided.
