We are looking for an experienced Facilities Maintenance Technician with strong mechanical and construction knowledge, advanced troubleshooting ability, sound judgment, and a willingness to help develop other technicians.
The Level 3 Technician is the senior technical position within our maintenance technician structure. This role handles advanced diagnostics, complex authorized repairs, preventive maintenance, emergency response, technician mentoring, contractor coordination, and asset documentation.

Employment: Full-Time
Reports To: Facilities Field Manager
Compensation: $34.00-$42.00 per hour
Primary Focus: Operational Maintenance & Preventive Maintenance

Position Summary
As a Facilities Maintenance Technician - Level 3, I report directly to the Facilities Field Manager and serve as a senior technical resource within the Facilities Management Department.
I perform advanced troubleshooting, complex authorized repairs, preventive maintenance, inspections, and emergency response across Elk Ave Hospitality properties.
I diagnose building and equipment problems, stabilize urgent conditions, determine appropriate repair paths, and recognize when work requires a licensed or specialized contractor.
I also mentor Level 1 and Level 2 technicians and help improve the technical capability, reliability, and documentation of the Facilities team.
Advanced Troubleshooting & Repair
- I troubleshoot mechanical, hydronic, HVAC-support, plumbing, electrical-support, appliance, controls, and building-envelope issues.
- I identify root causes rather than simply treating symptoms.
- I perform repairs within my demonstrated competency, company authorization, and applicable licensing requirements.
- I determine when work requires licensed or specialty support.
- I document findings, completed repairs, and required follow-up.
- I communicate recurring or significant failures to the Facilities Field Manager.
Preventive Maintenance
- I perform and help improve preventive-maintenance procedures.
- I develop and refine equipment checklists, seasonal tasks, and technical inspection standards.
- I identify wear, deterioration, leaks, abnormal operation, and other developing problems.
- I recommend maintenance adjustments based on equipment condition and history.
- I help prevent avoidable failures by identifying issues before they interrupt operations.
Emergency Response
- I serve as a senior technical resource during urgent equipment or building failures.
- I prioritize life safety, property protection, and operational continuity.
- I stabilize conditions within my authorized scope.
- I communicate risks, repair options, and contractor needs clearly.
- I help operating teams understand what can safely remain in service and what must be shut down.
Technician Mentoring
- I mentor Level 1 and Level 2 technicians.
- I demonstrate proper troubleshooting, repair, safety, and documentation practices.
- I review workmanship and provide practical feedback.
- I help identify competency gaps and communicate development needs.
- I reinforce safe work practices and appropriate trade boundaries.
- I support a culture of continued technical learning and accountability.
Contractor Coordination
- I coordinate in the field with licensed plumbers, electricians, HVAC/refrigeration contractors, fire and life-safety vendors, engineers, and other specialists.
- I provide useful information about equipment, symptoms, site conditions, and previous repairs.
- I support contractor access and field logistics.
- I verify assigned scope when appropriate.
- I collect service reports, recommendations, equipment information, and follow-up needs.
- I communicate unresolved or recurring contractor concerns to the Facilities Field Manager.
Asset & Lifecycle Support
- I support accurate equipment and asset records.
- I document condition, repairs, recurring failures, and maintenance history.
- I identify equipment approaching the end of useful life.
- I communicate repair-versus-replacement concerns based on field experience.
- I help identify commonly required parts and replacement components.
- I provide accurate information that supports long-term asset and capital planning.
CAPEX Field Support
The Facilities Director retains responsibility for capital planning and project management.
- I provide field support for capital projects when requested.
- I help document existing conditions and equipment information.
- I assist with contractor access, field verification, and turnover.
- I help identify new equipment, manuals, warranties, and maintenance requirements.
- I do not assume project-management responsibility unless specifically assigned.
Documentation & Facilities Systems
- I document completed work accurately and consistently.
- I record findings, materials, photographs, equipment information, and follow-up needs.
- I use company-approved work-order and maintenance systems.
- I help maintain reliable equipment and maintenance history.
- I support the department’s effort to build better digital facility and asset information.
Safety & Trade Boundaries
- I perform work only within my training, demonstrated competency, company authorization, and applicable legal requirements.
- I recognize regulated or specialty work requiring licensed contractors.
- I safely stabilize, isolate, document, and communicate conditions requiring outside support.
- I follow required PPE, lockout, ladder, tool, and workplace-safety practices.
- I work safely in occupied restaurants, employee housing, mechanical spaces, rooftops, crawlspaces, and outdoor mountain environments.
Qualifications
- Typically 5+ years of facilities, mechanical, construction, resort/hotel engineering, industrial maintenance, or similar experience
- Strong mechanical and construction knowledge
- Advanced diagnostic and problem-solving ability
- Ability to read manuals, basic drawings, schematics, specifications, and manufacturer instructions
- Strong communication and documentation skills
- Ability to work independently across multiple properties
- Relevant trade licenses or certifications strongly valued
- Valid driver’s license and acceptable driving record where company driving is assigned
Preferred Skills & Experience
- Restaurant, hotel, resort, or multi-property maintenance experience
- HVAC-support or hydronic-system experience
- Plumbing or electrical troubleshooting within authorized scope
- Commercial appliance or restaurant-equipment experience
- Preventive-maintenance program experience
- Work-order or CMMS experience

Work Environment & Physical Requirements
- Work across restaurants, employee housing, commercial buildings, mechanical spaces, rooftops, crawlspaces, and outdoor mountain conditions
- Lift and carry up to 50 pounds
- Climb ladders and safely use hand and power tools
- Work on your feet for extended periods
- Travel between company properties
- Some early-morning, evening, weekend, holiday, and emergency-response work may be required
Compensation & Benefits
Compensation: $34.00-$42.00 per hour.
Final compensation reflects experience, demonstrated technical capability, certifications, applicable trade knowledge, and internal equity.

Success means I am a technician the Facilities Field Manager and team can rely on when a problem becomes technically difficult.
I diagnose problems accurately, complete quality repairs within my authorized scope, identify contractor needs early, and help prevent avoidable failures through strong preventive maintenance.
I help Level 1 and Level 2 technicians become more capable, improve the quality of our maintenance documentation, and provide better information about equipment condition and recurring failures.
Because of my work, our buildings and equipment operate more reliably, emergencies are handled more effectively, and Elk Ave Hospitality has better information for deciding what should be maintained, repaired, or replaced.
