The Senior Manager, Facilities Maintenance - Construction is responsible for leading all construction-related trades (metal, construction, paint, and staff shop) with a primary focus on building a disciplined, data-driven maintenance operation. This role will shift the organization from a predominantly reactive model to a proactive, preventative maintenance program, while ensuring all reactive work is executed safely, efficiently, and cost-effectively.Â
Responsibilities
Trades Operations LeadershipÂ
Lead daily operations across all trades (metal, construction, paint, staff shop)Â
Establish clear expectations, accountability, and performance standards for supervision and crewsÂ
Balance workload, staffing, and priorities across the tradesÂ
Preventative Maintenance (PM) Program DevelopmentÂ
Build, implement, and continuously improve a comprehensive preventative maintenance program – doing tasks to help manage things like an oil change for your car. I.e. Roofs, seals, high use doors, Morita patio doors. Any specialty doors.Â
Prioritize critical assets and infrastructureÂ
Increase planned vs reactive work overtime through structured scheduling and planningÂ
Work Management & Archibus OptimizationÂ
Own the work order lifecycle within Archibus including intake, prioritization, assignment, execution, and closeout
Improve data quality, consistency, and reportingÂ
Establish standard workflows, service level agreements, and reporting dashboardsÂ
Partner with internal stakeholders to ensure proper use of the system – internal department Â
Reactive Maintenance ExecutionÂ
Ensure timely, cost-effective completion of all reactive workÂ
Reduce backlog and improve response timesÂ
Implement prioritization frameworks to align with business needsÂ
Performance Management & MetricsÂ
Establish and manage KPIs including preventative vs reactive work ratio, work order cycle time, backlog, cost per work order, and service level agreement adherenceÂ
Provide regular reporting and insights to leadershipÂ
Financial & Resource ManagementÂ
Manage labor, overtime, and external vendor spendÂ
Identify cost-saving opportunities through better planning and executionÂ
Support budgeting and forecasting activities - $ 2.5 million Â
Autonomy – if they need to spend more on one trade vs another. Foreman are still accountable, but have a need to manage the execution Â
Team DevelopmentÂ
Develop and coach supervisors across all tradesÂ
Identify skill gaps and implement training or staffing plansÂ
Build a culture of accountability, safety, and continuous improvementÂ
Qualifications
- 7-10 years experience in maintenance, facilities operations, or trade/shop management Experience managing multi-trade teams (construction, paint, metal, etc.)Â
Proven track record implementing or improving preventative maintenance programsÂ
Strong experience with CMMS systems (Archibus preferred)Â
Experience improving operational performance using data and KPIsÂ
Strong leadership presence with ability to drive accountability
Experience in studio, campus, or complex operational environments preferred
Lean / Six Sigma or process improvement background preferred
Experience working in union environments preferred
