With a development portfolio of $1.5 billion, Woda Cooper consistently ranks among the top affordable housing developers and owners in the country by Affordable Housing Finance.  WHERE YOU'LL WORK: As the Regional Manager, you'll oversee a diverse portfolio of affordable housing communities across Maryland and West Virginia, including: Cumberland Meadows – Cumberland, MD Braddock's Greene – Frostburg, MD Allegany Junction – Cumberland, MD Magnolia Greene – La Vale, MD Greene Glen – Morgantown, WV Bayberry Place – Keyser, WV Catawba Club – Berkeley Springs, WV Cedar Glen I & II – Morgantown, WV Greene Gables – Ridgeley, WV Muirwood Greene – Romney, WV Yellowbud Place – Moorefield, WV Bayridge Greene – Keyser, WV Keyser Greene – Keyser, WV In this leadership role, you'll provide operational oversight, financial management, regulatory compliance, and strategic support to multiple property teams while fostering strong resident satisfaction and team performance. Working closely with Community Managers, corporate leadership, and regional partners, you'll help ensure each community is well-maintained, financially successful, and aligned with Woda Cooper's mission of providing high-quality affordable housing. This position offers the opportunity to lead a dynamic multi-state portfolio, mentor high-performing teams, and make a meaningful impact on the residents and communities you serve.  DUTIES & RESPONSIBILITIES: Create and maintain a customer centered service culture by demonstrating proactive hospitality with prospects, residents, family members and fellow community associates. Effectively lead geographically dispersed teams of property management professionals to operate a portfolio of assigned properties. Maintain a positive attitude and provide excellent customer service to our residents, owners/investors, and other associates. Maintain thorough knowledge of company policies at all times. Maintain regular and consistent attendance and punctuality to ensure all essential duties and fulfilled to meet and exceed expectations. Demonstrate the ability to resolve resident complaints timely. Responsible for the financial management to include income, expenses, NOI, capital improvements, budget creation, budget variance reporting, and expense monitoring and approval. Ensure each resident file is in compliance with all SHFA commitments and any other governmental, lender, and investment commitments.  Regularly inspect communities to ensure curb appeal. Maintain a monthly, quarterly, and annual inspection schedule of sites in the region. Available for community emergencies. Successfully recruit, train, and develop high-performing associates in all site and district level roles. Responsible for human resource functions for employees, including timecard approval, PTO approvals, attendance monitoring, etc. Provide performance coaching to under-performing site associates, initiate disciplinary action when necessary. Review market rent surveys, develop and manage advertising and marketing plans for the communities in their portfolio. Continuously evaluate and communicate suggestions for improving site and/or corporate operations and participate in the discussion and decision-making process of enacting positive change.  REQUIRED SKILLS & ABILITIES: Exemplary written and verbal communication skills. Advanced computer skills. Experience with Yardi Voyager, Rent Café, and Microsoft products. Ability to recruit and supervise successful management teams in a growing portfolio. Proven track record for successful lease ups of new communities. Proven track record for maintaining high occupancy and collection rates, as well as working within budgetary restrictions.  EDUCATION & EXPERIENCE: Bachelor’s degree or equivalent experience preferred. At least 5 years’ experience working in affordable housing programs, including one of more of the following: LIHTC, USDA Rural Development, Section 8, HOME required. Experience with the rehabilitation and lease up of communities. Experience with Yardi Voyager a plus. Fair Housing regulations preferred. Experience with RD 515 preferred.  PHYSICAL REQUIREMENTS: Position requires up to 75% travel to Community and/or Community locations and surrounding markets. Must possess a valid driver’s license and insurance. Prolonged periods sitting at a desk and working on a computer and standing and walking, giving tours, and meeting with potential tenants. Must be able to lift up to 15 pounds at a time. Must be able to traverse a variety of properties with stairs and in a variety of weather.  BENEFITS: We offer competitive wages and annual bonus opportunities.
