EXCELLENCE: Strive for excellence, adapt, innovate, and exceed expectations.   ESSENTIAL DUTIES AND RESPONSIBILITIES:   Maintenance Coordination: Assist in prioritizing and coordinating maintenance requests, repairs, and preventive maintenance tasks. Ensure timely resolution of maintenance issues to maintain resident satisfaction.   Technical Expertise: Perform skilled repairs and maintenance tasks in plumbing, electrical, HVAC, appliances, carpentry, and general building systems. Collaborate with the maintenance team to address complex maintenance challenges.   Supervision and Training: Support the Maintenance Supervisor in supervising the maintenance team, including task assignment, training, and performance management. Foster a collaborative work environment, promoting teamwork and open communication.   Unit Turnover: Assist in preparing vacant units for new residents by completing repairs, replacements, and improvements. Ensure units are move-in ready, addressing plumbing, electrical, painting, and other maintenance needs.   Emergency Response: Assist in responding to maintenance emergencies promptly, diagnosing issues, and implementing solutions to ensure resident safety. Vendor and Partner Coordination: Collaborate with external contractors and vendors for specialized repairs and projects, ensuring quality work and timely completion. Coordinate vendor activities and oversee work performed by external parties.   Safety and Compliance: Adhere to safety protocols, follow property policies, and comply with building codes and regulations. Maintain a safe work environment and promote a culture of safety within the maintenance team. Inform appropriate supervisors of any observed hazard or potentially dangerous situation for residents, team members, guests, and others.    Documentation: Maintain accurate records of maintenance activities, repairs, materials used, and work orders. Assist in documenting preventive maintenance tasks and inspections.   Inventory Management: Assist in managing maintenance supplies and materials, ensuring availability and proper organization. Help track inventory levels and reorder supplies as neededQualificationsEDUCATION/EXPERIENCE: High school diploma or equivalent; trade school certification or relevant vocational training is a plus. Must be EPA Certified.   COMPETENCIES: Proven experience in maintenance, repairs, or a related field, with strong technical skills. Knowledge of plumbing, electrical, HVAC, carpentry, and appliance repairs is essential. Strong leadership skills, excellent communication, and interpersonal skills are required for effective collaboration with team members, residents, and vendors. The ability to prioritize tasks, manage time effectively, and work efficiently under deadlines is crucial.
