JOB DESCRIPTION
Atlantic Housing Foundation, Inc. (AHF) is seeking an Associate Asset Manager to join our expanding team. This position supports the ongoing financial, operational, compliance, and risk management oversight of AHF's multifamily real estate portfolio.
The Associate Asset Manager will work closely with senior leadership, Property Management, Accounting, Development, Construction, lenders, investors, insurance partners, and other internal and external stakeholders. The role will be responsible for monitoring assigned assets, analyzing property performance, coordinating required reporting, supporting risk management activities, and identifying opportunities to strengthen the long-term financial and operational performance of the portfolio.
This position is ideal for an analytical, highly organized real estate professional who is ready to expand their experience in affordable and multifamily housing asset management.

Core Responsibilities
Asset Management & Portfolio Performance
- Support the ongoing asset management of assigned multifamily properties, with a focus on financial performance, operational effectiveness, compliance, risk mitigation, and long-term asset preservation.
- Review and analyze monthly and quarterly property financial statements, operating reports, budgets, forecasts, occupancy trends, rent collections, expenses, and other key performance indicators.
- Compare actual property performance against budgets, underwriting assumptions, forecasts, and historical performance.
- Identify financial and operational trends, variances, risks, and opportunities for improvement and communicate findings to Asset Management leadership.
- Partner with Property Management to understand performance variances and assist in developing appropriate corrective action plans.
- Monitor assigned properties to ensure progress toward established financial, operational, and strategic objectives.
- Assist with the preparation, review, and monitoring of annual property operating budgets and capital plans.
- Support asset preservation and capital planning initiatives between major recapitalization events.
- Maintain accurate and current property profiles, asset management records, and portfolio reporting tools.
Investor, Lender & Partner Relations
- Support relationships and recurring communications with investors, lenders, trustees, issuers, co-developers, and other external stakeholders.
- Prepare and coordinate recurring financial, operational, and compliance reporting required by external stakeholders.
- Assist with responses to lender, investor, and partner questions and information requests.
- Track reporting deadlines, certifications, financial submissions, and other contractual obligations to promote timely completion.
- Coordinate with Accounting, Property Management, Development, Construction, and other departments to collect information necessary for stakeholder reporting.
- Assist with notifications and documentation related to significant property incidents, insurance matters, or other events requiring lender or investor communication.
- Support the timely processing and payment of applicable investor, lender, trustee, issuer, and other stakeholder fees.
- Assist with surplus cash calculations, waterfall distributions, and related stakeholder reporting and communications.
Financial Analysis & Reporting
- Develop and maintain financial models, asset performance reports, dashboards, and other analytical tools used to evaluate portfolio performance.
- Perform variance analysis and identify significant deviations from budget, underwriting, and prior-period performance.
- Analyze revenue, expenses, occupancy, collections, capital expenditures, debt service, and other property-level financial metrics.
- Assist with cash flow forecasting, reserve analysis, and other financial analyses.
- Support senior leadership with portfolio reporting, presentations, and ad hoc financial analysis.
- Assist with due diligence, refinancing, recapitalization, disposition, acquisition, and other strategic asset initiatives as assigned.
Risk Management & Insurance
- Support property and casualty insurance renewal activities, including the collection and organization of required property and exposure information.
- Assist with coordination of Property, General Liability, Umbrella, Environmental, Employment Practices Liability, Crime, Errors & Omissions, Directors & Officers, and Workers' Compensation insurance matters, as applicable.
- Coordinate with insurance brokers, third-party administrators, Property Management, and internal stakeholders regarding claims, losses, renewals, and required documentation.
- Assist with tracking insurance claims, deductibles, reimbursements, and related funding activity.
- Support documentation and reporting associated with property damage incidents and insurance recovery.
- Partner with Legal and Risk Management resources regarding liability claims, litigation, and other property-level risk matters as needed.
- Assist with maintaining accurate risk management and insurance records for assigned properties.
Compliance & Entity Support
- Assist with tracking continuing compliance requirements and required certifications for assigned properties and entities.
- Coordinate with internal teams to ensure required documents are submitted accurately and within established deadlines.
- Support efforts to maintain entities in good standing with applicable state, county, city, and other jurisdictions.
- Assist with maintaining accurate entity and property information across internal systems and external jurisdictions.
- Support affordable housing compliance and reporting activities associated with LIHTC, HUD, lender, investor, and other program requirements, as applicable.
Cross-Functional Collaboration
- Serve as a liaison between Asset Management and Property Management, Accounting, Finance, Development, Construction, Legal, Risk Management, and other departments.
- Participate in property performance reviews and other meetings regarding assigned assets.
- Follow up on identified action items and ensure appropriate stakeholders are informed of progress, challenges, and outstanding issues.
- Build effective working relationships with internal and external stakeholders.
- Support special projects and strategic initiatives as assigned by Asset Management or executive leadership.
- Perform other duties as assigned.
Required Skills and Qualifications
- Bachelor's degree in Business, Finance, Accounting, Real Estate, Economics, or a related field required.
- 2+ years of relevant experience in asset management, real estate finance, property management, financial analysis, affordable housing, multifamily housing, accounting, or a related field preferred.
- Experience within multifamily real estate, affordable housing, LIHTC, HUD, or a related housing environment strongly preferred.
- Strong financial and analytical skills with the ability to interpret property financial statements, budgets, operating reports, and performance metrics.
- Proficiency in Microsoft Excel, including formulas, financial analysis, data organization, and reporting.
- Strong organizational and project management skills with the ability to manage multiple properties, priorities, and deadlines.
- Excellent written and verbal communication skills.
- Strong attention to detail and commitment to accuracy.
- Ability to identify issues, analyze information, and develop practical solutions.
- Ability to work effectively both independently and as part of a cross-functional team.
- Ability to communicate professionally with lenders, investors, property management teams, executives, and other internal and external stakeholders.
- Demonstrated initiative, accountability, and willingness to learn and grow within the Asset Management function.
Preferred Qualifications
- Experience analyzing multifamily property financial statements and operating performance.
- Familiarity with LIHTC, HUD-assisted housing, affordable housing finance, or other regulated housing programs.
- Experience with real estate budgeting, forecasting, underwriting, or financial modeling.
- Familiarity with lender and investor reporting requirements.
- Experience with property insurance, risk management, claims, or compliance tracking.
- Advanced Microsoft Excel skills.
- Experience with property management, accounting, or real estate asset management software.
