JLL - Engineering Operations Manager (M1)

Location: Plano TX 75024Â & Richardson, TX 75082 (splitting time between)Â Â Â
Work Schedule: Onsite, M-F 8 AM-5 PM
Reports to: Senior Director, Data Center Operations
Estimated base salary range: 97,400 - 119,200+
What this job involves:
As an Engineering Operations Manager at JLL, you'll provide strategic leadership for maintenance and repair operations across a dynamic portfolio of facilities, ensuring optimal performance, compliance, and client satisfaction. This role positions you as the key liaison between clients, operations teams, and service providers, where you'll translate stakeholder needs into actionable maintenance strategies while managing budgets, vendor performance, and service delivery excellence. You'll develop and implement preventive maintenance programs that extend asset lifecycles and minimize operational disruptions, while fostering a culture of continuous improvement through data-driven decision-making and KPI monitoring. Leading a team of engineers, planners, and contractors, you'll ensure compliance with all regulatory requirements, health and safety standards, and JLL audit programs while building collaborative relationships across functions. What your day-to-day will look like:
- Provide strategic leadership and direction for maintenance and repair operations.
- Collaborate with stakeholders to understand their maintenance and repair needs, goals, and objectives.
- Manage customer satisfaction, discuss any recommended changes to the overall program and the financial impact they may have on facilities operations. Work with the operations team on results/expectations.
- Develop and implement strategies to optimize facility performance, minimize downtime, and enhance operational efficiency.
- Oversee the delivery of maintenance and repair services, ensuring high-quality service delivery, compliance with standards, and adherence to service level agreements (SLAs).
- Monitor performance of maintenance vendors and contractors through key performance indicators (KPIs) and metrics, implementing continuous improvement initiatives.
- Collaborate with cross-functional teams to align maintenance and repair activities with client requirements and operational goals.
- Develop and manage budgets for maintenance and repair operations, tracking expenses and identifying opportunities for cost optimization.
- Foster positive working relationships with internal and external stakeholders associated.
- Ensure compliance with regulatory requirements, health and safety standards, and JLL's policies and procedures.
- Stay informed about industry trends, emerging technologies, and best practices in facility maintenance and repair.
- Conduct regular site visits and inspections to assess the condition of facilities and identify maintenance needs.
- Develop and implement preventive maintenance programs, schedules, and protocols to prolong asset lifespan and minimize disruptions.
- Verify accuracy and integrity of maintenance and repair data, ensuring appropriate documentation and controls are in place.
- Manages direct reports  e.g. Engineers, Planner/Schedulers, 3rd party contractors/vendors, and/or temporary services. Provide on-site support as required to support and manage work efforts.
- Work with Chief Engineer/ Client Engineering team to prioritize and assign duties that align with client/JLL goals and objectives (i.e repairs & maintenance, project planning and implementation, renovation efforts, energy conservation, safety goals, etc.)
- Assures compliance with JLL Management audit programs; JCAP, HSSE, and site policies, procedures and standard practices. Works with team on alignment and delivery.
- Manage compliance of required local, state and federal laws and regulations
- Respond to emergency calls outside normal working hours
Required Qualifications:
- High School diploma or GED equivalent
- Minimum 7 years of IFM hard service management as a 3rd party provider or consultant
- Minimum 5 years of relevant people management experience; especially as a Maintenance Manager or Chief Engineer or similar roles
- Strong technical knowledge of commercial building systems including HVAC, electrical, plumbing, fire/life safety, and building automation systems
- Demonstrated leadership experience managing multi-disciplinary engineering teams and developing talent at all skill levels
- Proven track record of budget management, financial analysis, and cost control in a facilities or property management environment
- Excellent communication and interpersonal skills with the ability to build relationships across all organizational levels and with external stakeholders
- Valid driver's license and ability to travel between properties within assigned portfolio as required
- Working knowledge of building automation systems, energy management platforms, and computerized maintenance management systems (CMMS)
Preferred qualifications:
- 2 year college degree, Trade school education, or union training is desirable
- Military experience (e.g., Army Prime Power, Navy ET/Nuke, Air Force HVAC/Power Pro Electrician) is a plus.
- Experience maintaining critical data center infrastructure, equipment, and systems (UPS, emergency generators, switchgears, & chiller plants) is a plus.
