Barvin is hiring a high-accountability, travel-based Operations Leader to step into newly acquired, underperforming, or leadership-vacant apartment communities and drive measurable financial and operational results quickly. 

You establish operational discipline. You build teams. You raise standards. You drive performance. You step in and stay until the job is done — leaving behind a property, team, and performance standard that are stronger than when you arrived.

When you walk away, occupancy is higher, revenue is optimized, and accountability is embedded. This is where you make your mark.

What You Will Build

Reporting directly to the SVP of Operations, this role blends operations leadership, financial management, team development, and strategic execution across multiple assets. It is hands-on. It is autonomous. It is performance-driven.

Financial & Operational Performance

  • Drive revenue growth, leasing performance, rent optimization, and renewal strategy
  • Improve occupancy, delinquency management, and expense control
  • Execute asset business plans aligned with ownership objectives
  • Deliver measurable improvements in Net Operating Income (NOI)

Operational Stabilization & Turnaround

  • Step into underperforming or leadership-vacant properties 
  • Diagnose operational gaps quickly
  • Implement30-60-90-daystabilization plans
  • Establish repeatable operating standards
  • Partner closely with Operations leadership to develop, refine, and implement SOPs that drive consistency, accountability, and scalable property performance

Team Leadership & Talent Development

  • Recruit, hire, and onboard Community Managers, Leasing Professionals, and Maintenance leaders
  • Set clear expectations and performance standards
  • Build high-performing teams that deliver strong customer experience and operational results
  • Champion excellence while empowering autonomy

Acquisition Integration & Growth

  • Support operational due diligence
  • Lead onboarding and transition of newly acquired assets
  • Standardize systems, processes, and technology adoption across the portfolio

Technology, Automation & AI

  • Leverage CRM systems, automation platforms, and AI-enabled leasing tools
  • Improve efficiency, reporting accuracy, and resident communication
  • Drive technology adoption across teams
