This includes mentorship, guidance and training in performing their day-to-day tasks. In Partnership with their respective Director of Operations, the Regional Service & Quality Manager ensures effective execution of capex project management support and bid procurement. Op’s led project management, preventative maintenance, support, training, and guidance to community service teams and any required service providers. Responsibilities: In partnership with their respective Director of Operations, ensure all company facilities-based policies and procedures are implemented and enforced within their region. In partnership with Directors of Operations, ensure that company standards for the performance of facilities related functions and associate presentation are consistently maintained on communities within their region. Assist Director of Operations on asset evaluation reports that are conducted regularly and review asset reports to understand what maintenance or service issues need to be resolved and what maintenance improvements need to be made. Provide cost reduction recommendations; Monitor and manage budget maintenance, turnover and Capex expenditures and requirements within region. In partnership with Director of Operations, provide on-going direction, guidance, and training to onsite service associates. Assist Director of Operations, Community Managers and Service Managers in interviewing of service associates. Provide ongoing asset performance feedback to RVP’s DOs and VP of Service & Facilities. Monitor training compliance of service associates by asset and drive compliance through Directors of Operations. Collaborate with VP of Facilities to develop policy, processes, and programs to improve service operations. Procure, evaluate, and contract regional service contractors to gain economies of scale and ensure contractors are meeting the requirements of their contracts. Provide accurate and timely documentation and reports as needed to VP of Service and Facilities. Keep informed of, and provide plans for, the assets to accommodate changes in local, state, and federal code requirements as it relates to facilities operations. In partnership with Due Diligence team leaders, participate in the due diligence process, including organizing and providing inspection equipment to inspection team and managing due diligence reporting. Coordinate technical training such as HVAC, EPA, CPO, and appliance repair for onsite teams. Support as needed in Operations managed special projects. Support Director of Operations in the restoration of all assets from natural disasters. All other duties as assigned. Proven background of Servant Leadership Style in building onsite teams.  EPA -608 Type II minimum certification, CPO certification. 8+ years’ experience with increasingly responsible management positions on multiple sites within service management and leadership. Working knowledge of OSHA standards, fire, life, safety procedures and SDS regulations. High level understanding and ability to repair and train on HVAC, plumbing, electrical, basic carpentry, and mechanical systems. Valid driver’s license. Strong written and verbal communication skills; Ability to read and write in English, Spanish a plus. Ability to work with numbers and figures. Ability to execute and manage a 10-year Capex plan. Availability to work all shifts, including weekends. Ability to travel up to 75% for this role.  Working knowledge of Microsoft Office Suite and RealPage OneSite.   RR Living's Core Values Be Your Best.
