This includes fully preparing apartment homes for new residents as well as maintaining the condition of occupied apartments.  This opportunity is right for you if you have experience with painting, plumbing, electrical, appliance repair and carpentry. Must also have knowledge to identify and address landscaping deficiencies, as well as the ability to troubleshoot and perform irrigation repairs. Willingness and ability to learn industry leading technology to provide efficient and effective service is essential.  Certified Pool Operator (CPO) certification may be required in order to service pools. Additionally, EPA certification (either Universal or both Type I and Type II) is required and must be provided at the time of hire or obtained through company-provided training within six (6) months of hire to obtain the required certifications.  Pay for this position is commensurate with experience of candidate.  ESSENTIAL FUNCTIONS:  Provide exceptional customer service to residents that results in a high-level of resident satisfaction and resident retention. Respond to service requests and perform routine maintenance and repairs in apartment homes and community facilities based on work orders, schedules, and supervisor direction. Diagnose issues, determine required materials, and complete repairs including basic plumbing, electrical, appliances, carpentry, and general building maintenance. Ensures work meets quality standards. Complete apartment unit turns (make-readies) by performing a pre-move out inspection, responding to punch lists, inspecting vacated apartments, removing discarded items from previous occupant, completing needed repairs, painting, cleaning, and preparing units for new residents. Perform preventive maintenance and other scheduled inspections. Preventative maintenance may include tasks such as performing HVAC maintenance, checking smoke detectors, reviewing condition of appliances, and identifying maintenance issues. Maintain community grounds, buildings, and common areas by identifying and correcting maintenance issues, removing trash and debris, cleaning breezeways and stairways, pressure washing surfaces, painting exterior surfaces as required, maintaining compactor areas, and ensuring the overall cleanliness and appearance of the property. Notifies supervisor if there is a need to replenish materials and supplies. Support upkeep of property amenities and exterior features including irrigation checks and repairs, painting, maintenance of signage and markings, cleaning and upkeep of recreation areas, and report any damage to supervisor. If the community has a pool, clean and remove debris, check water and treat with prescribed chemicals as certified to ensure the pool water characteristics are in compliance with prescribed standards. Assist with maintenance operations and resident support including moving appliances, making keys, and responding to reported issues in a timely manner. Adhere to established maintenance processes by tracking and closing service requests in the property management system, performing required inspections in a timely manner using inspection software, reporting hazards or property damage to supervisor, and maintaining tools and supplies. Participates in on-call duty for evenings and weekends as required.  QualificationsKnowledge and Experience High School Diploma or GED Equivalent required. Requires basic mechanical knowledge. Certified Pool Operator (CPO) certification may be required in order to service pools. Additionally, EPA certification (either Universal or both Type I and Type II) is required and must be provided at the time of hire or obtained through company-provided training within six (6) months of hire to obtain the required certifications. Ability to speak, read and write English for safety and productivity reasons. Prefer over one year of experience to be fully familiar with required techniques, equipment, and work routines.
