Restoration Project Manager
Pulliam Restoration – Columbia, SC
Full-Time | Hourly | Company Vehicle
Pulliam Restoration is seeking an experienced Restoration Project Manager to manage residential and commercial restoration projects throughout the Midlands and surrounding areas.
This is a hands-on project management position for someone who takes ownership of their work. Our Project Managers are responsible for assigned projects from initial response through completion and turnover for billing. This includes managing the scope, schedule, crews, equipment, subcontractors, customer communication, documentation, quality, and financial performance of each project.
We are looking for someone who can manage projects effectively while also leading and developing the people performing the work.
What You'll Be Responsible For
- Manage restoration projects from initial response through completion.
- Develop and execute project scopes, schedules, and work plans.
- Coordinate technicians, Crew Chiefs, equipment, materials, subcontractors, and other project resources.
- Monitor project progress, costs, labor, equipment usage, and overall financial performance.
- Identify and address scope changes, delays, documentation issues, and other project problems before they become larger issues.
- Maintain clear and professional communication with customers, adjusters, consultants, property representatives, subcontractors, and internal teams.
- Ensure project documentation is complete, accurate, and timely.
- Review field work for quality, technical correctness, productivity, and compliance with Pulliam standards.
- Lead, coach, and develop technicians and Crew Chiefs assigned to your projects.
- Ensure completed projects are promptly and completely turned over for review and billing.
- Participate in the Project Manager on-call rotation and emergency response when assigned.
What We're Looking For
We are interested in candidates with restoration, construction, mitigation, or related project-management experience. Direct restoration experience is strongly preferred.
A strong candidate will have:
- Experience independently managing projects, crews, schedules, and customers.
- Strong organizational skills and attention to detail.
- The ability to manage multiple active projects and changing priorities.
- A sense of urgency and willingness to take ownership rather than wait for direction.
- Strong written and verbal communication skills.
- Experience managing technicians, subcontractors, or field crews.
- An understanding of job costing, labor and material management, and project profitability.
- The ability to identify problems early and take action to resolve them.
- A track record of dependability and follow-through.
- A willingness to coach and develop less-experienced team members.
- Comfort working in a fast-moving environment where emergency projects can affect the planned schedule.
Experience with Xactimate, restoration documentation, water mitigation, fire/smoke restoration, mold remediation, structural drying, and reconstruction is valuable but will be evaluated based on actual depth of experience.
IICRC certifications are preferred but not required for an otherwise strong candidate.

- Is available and dependable when the team needs them.
