We are seeking a dynamic and results-driven Vice President of Operations to lead and elevate the performance of our multifamily portfolio across multiple regions.

The Vice President of Operations will play a critical role in shaping operational strategy, fostering collaboration across departments, and ensuring our communities consistently deliver outstanding resident experiences and business results.


JOB SUMMARY:

The Vice President of Operations serves as a senior operational leader responsible for driving portfolio performance, organizational effectiveness, strategic execution, and operational innovation across a geographically diverse multifamily portfolio.

This role requires a forward-thinking leader who combines deep multifamily operational expertise with modern leadership capabilities, including technology adoption, change management, centralized operations strategy, data-driven decision-making, and talent development. The Vice President of Operations must successfully lead through rapidly evolving market conditions, changing resident expectations, increasing operational complexity, and continued transformation across the multifamily industry.

The ideal candidate brings both strategic vision and operational discipline, with the ability to translate enterprise objectives into scalable execution across regional teams and community operations. This leader will foster a culture of accountability, collaboration, adaptability, innovation, and continuous improvement while ensuring operational excellence and strong financial performance throughout the portfolio.

This position partners closely with executive leadership and cross-functional departments to ensure alignment between operations, asset strategy, technology initiatives, customer experience, capital planning, marketing, facilities, accounting and organizational growth initiatives.


ESSENTIAL JOB FUNCTIONS: 

Operational Leadership & Portfolio Performance

•    Provide strategic leadership and oversight for a large multifamily portfolio across multiple markets and asset types.

•    Lead Regional Managers and operational leadership teams to drive performance, accountability, and execution consistency across the organization.

•    Establish clear operational priorities aligned with company strategy, market conditions, ownership objectives, and resident expectations.

•    Drive portfolio performance through disciplined focus on occupancy, revenue growth, expense management, NOI optimization, resident retention, and operational efficiency.

•    Develop scalable operational processes and standards while allowing flexibility for localized market execution.

•    Lead operational response strategies in changing economic, regulatory, labor, and competitive environments.

•    Review and analyze monthly, quarterly, and annual financial reporting and variances; identify operational risks and performance opportunities.

•    Establish and communicate standards for operational, financial, and customer experience excellence across the portfolio.

•    Encourage a cost-conscious operating environment focused on accountability, efficiency, and long-term value creation.


Leadership & Talent Development

•    Recruit, develop, mentor, and retain high-performing operational leaders who embody the company’s culture and values.

•    Build leadership bench strength and succession planning strategies across the organization.

•    Foster a culture of accountability, ownership, collaboration, innovation, and continuous learning.

•    Coach leaders to effectively manage change, lead through ambiguity, and improve organizational agility.

•    Promote leadership development initiatives focused on communication, business acumen, emotional intelligence, and operational excellence.

•    Support a high-performance culture while maintaining strong employee engagement and organizational alignment.


Innovation, Technology & Operational Transformation

•    Champion operational innovation and continuous improvement initiatives throughout the organization.

•    Partner with Information Technology and PropTech teams to evaluate, implement, and optimize technology solutions that improve operational effectiveness, resident experience, reporting capabilities, and scalability.

•    Drive adoption of modern operating models including centralized operations, automation, AI-enabled solutions, self-service resident tools, and data-driven workflows.

•    Evaluate operational processes to eliminate inefficiencies, reduce friction, and improve team productivity.

•    Lead organizational change initiatives with a focus on communication, adoption, training, and long-term sustainability.

•    Maintain awareness of emerging multifamily technologies, industry trends, and evolving operational best practices.


Financial & Strategic Management

•    Lead annual budgeting, forecasting, business planning, reforecasting, and variance analysis processes for the portfolio.

•    Analyze operational and financial performance trends to identify risks, opportunities, and strategic recommendations.

•    Partner with Investment Management, Finance, and Executive Leadership on investment strategies, capital planning, and operational improvement initiatives.

•    Utilize KPIs, operational metrics, benchmarking data, and market intelligence to drive informed decision-making.

•    Maintain strong understanding of market conditions, competitive positioning, labor trends, regulatory changes, and industry best practices impacting multifamily operations.

•    Provide actionable operational analyses and recommendations that support portfolio performance and long-term strategic planning.


Cross-Functional Collaboration

•    Collaborate closely with Marketing, Revenue Management, Training, HR, Legal, Risk Management, Capex and Technology teams to ensure alignment and execution across all operational initiatives.

•    Partner with acquisition teams on due diligence, operational underwriting, transition planning, repositioning strategies, and integration efforts.

•    Support the evolution of customer experience strategies that improve resident satisfaction, retention, reputation management, and service delivery.

•    Work closely with executive leadership to support enterprise-wide initiatives and organizational priorities.

•    Collaborate with internal teams to improve communication, alignment, and execution consistency across all departments.


Culture & Communication

•    Model leadership behaviors that reinforce transparency, accountability, adaptability, professionalism, and collaboration.

•    Communicate organizational priorities and operational expectations clearly and consistently throughout all levels of the organization.

•    Create alignment between field operations and corporate initiatives while maintaining strong engagement with onsite teams.

SKILLS AND QUALIFICATIONS:

•    10+ years of progressive leadership experience in multifamily operations with responsibility over multiple markets and large-scale portfolios.

•    Demonstrated success leading high-performing regional and operational leadership teams.

•    Strong operational and financial acumen with deep understanding of multifamily performance drivers and portfolio management.

•    Experience leading organizations through operational change, growth, transformation, or modernization initiatives.

•    Strong understanding of emerging multifamily technologies, centralized operations models, automation tools, and evolving resident expectations.

•    Proven ability to operate effectively in fast-changing and highly dynamic business environments.

•    Exceptional communication, leadership, presentation, and organizational influence skills.

•    Ability to balance strategic thinking with hands-on operational execution.

•    Experience collaborating across departments to drive enterprise-wide initiatives and operational alignment.

•    Strong analytical and problem-solving capabilities with a data-driven decision-making approach.

•    Ability to travel up to 50% as business needs require.


Preferred Qualifications

•    Bachelor’s degree in Business, Real Estate, Management, or related field preferred.

•    Experience with institutional ownership groups, REITs, or large-scale multifamily portfolios preferred.

•    Experience leading centralized operations or operational transformation initiatives preferred.

•    Active participation in multifamily industry organizations and professional networks preferred.

•    Experience with Yardi, Elise AI, REBA
