What You’ll Be Doing

Our 108-unit apartment community in Dover, supported by a multi-site Service Manager, is seeking a dedicated Maintenance Service Technician with 2–3 years of maintenance experience who enjoys troubleshooting, takes initiative, and delivers outstanding customer service.

As a Maintenance Technician at Morgan Properties, you will:
- Be responsible for troubleshooting service issues including, but not limited to, HVAC, general appliances, carpentry, electrical, and plumbing
- Focus on work orders, primarily HVAC, appliance repairs, and plumbing
- Perform general repairs including appliance service and basic carpentry work
- Support apartment make-readies/turns to prepare units for new residents
- Maintain interior and exterior areas in accordance with company standards, compliance requirements, and applicable laws
- Assist with grounds and curb appeal, including seasonal responsibilities such as snow removal (snowplow experience a plus)
- Respond promptly and efficiently to maintenance service tickets
- Communicate clearly and professionally with residents and office staff regarding repairs and updates

Compensation & Incentives:
$1,200 Sign-On Bonus (paid after hire)
- Base Pay: $20.00 – $23.00 per hour
- Up to 50% Rent Discount
- Property Staff Shared Renewal Commissions
- Morgan Essentials: $300 quarterly
- On-Call Appreciation: $15/day for holding the on-call phone

Hours & Schedule:
- Monday – Friday: 8:00 AM – 5:00 PM
- Paid rotating on-call participation required (approximately every 5 weeks across Dover properties)
- Must be available and prepared for emergency events
- Schedule subject to change based on business needs

What We’ll Expect from You:
- 2–3 years of maintenance or related trades experience preferred (multifamily experience strongly preferred)
- Hands-on experience with appliance repair, plumbing, and general maintenance; HVAC experience a plus
- Familiarity with heat pumps or magic pack systems a plus
- Strong troubleshooting skills across common service requests
- Comfortable using a smartphone, mobile apps, or computer systems for work orders
- Active, valid driver’s license and a personal vehicle
- Must live within a reasonable distance to support on‑call and emergency response
- HVAC / EPA / CFC certification preferred
