GENERAL DESCRIPTION
Under general direction, performs a variety of skilled preventive and general maintenance, repair, construction, and renovation work on facilities and building systems, including on plumbing systems, electrical, mechanical equipment.
This is a bargaining unit position. Union dues are required.
ESSENTIAL FUNCTIONS
- Operate, test, install, repair and perform corrective and preventative maintenance on electrical, mechanical, HVAC and plumbing systems, including domestic water systems, and commercial food service appliances.
- Perform plumbing inspections, maintenance and repair work on all fixtures, pipes, water pumps, water pump seals and pathways.
- Perform a wide range of facilities renovations, maintenance and repair work. Estimate costs of materials and labor, procure cost estimates from vendors and contractors, and ensure work and projects are delivered on time and on budget.
- Perform electrical maintenance and repair work, including working on a variety of HVAC equipment 120v 208/230v 480v 3-phase and low voltage control systems, and motor controls.
- Make electrical repairs on emergency lights, fluorescent and LED fixtures (120 and 270volts), exhaust fans, wall lights and power outlets both interior and exterior.
- Ensure the timely submission and processing of maintenance work requests and the orderly flow and completion of maintenance work orders assigned.
- Recognize priority for requisitioning parts, materials, equipment, tools and supplies, and ensure procurement in a timely manner.
- Report and provide solutions for solving all problems which require specialty shops to supervisors.
- Coordinate with vendors and contractors to ensure effective and efficient operations, work productivity.
- Operate campus vehicles or carts as needed to transport tools, equipment, and materials across campus.
- Provide excellent customer service. Available to be called in for after-hours work.
- Must carry a two-way radio or cell phone during the performance of duties.
- Perform other related duties as required.
REQUIRED KNOWLEDGE, SKILLS AND ABILITIES
The individual must possess knowledge, skills and ability to be able to successfully perform the essential functions of the position or be able to explain or demonstrate how the essential functions will be performed, with or without reasonable accommodation, using some other combination of skills and abilities.
- Thorough knowledge of materials, methods, equipment and tools in related trade areas pertaining to facilities, systems, construction and renovation.
- Five plus years of knowledge of computer-controlled HVAC and EMS, as well as electrical and plumbing systems.
- Demonstrated knowledge of safe work practices needed to inspect, test, adjust, repair, and clean mechanical, electrical and plumbing systems.
- Ability to communicate effectively in English, both written and orally, with faculty, staff, students, consultants, and contractors.
- Ability to read, interpret and work from blueprints, plans, drawings and specifications, make rough sketches.
- High level of independent judgment and discretion in performing duties.
- Excellent customer services skills with the ability to establish and maintain cooperative work relationships within a diverse, multi-cultural environment.
Education/Experience: High school diploma or equivalent; OR any combination of education and experience that provides the required knowledge, skills, and abilities. Six plus years of trade experience and/or full-time related experience in building and utilities maintenance, including demonstrated experience in plumbing systems and repairs. May be required to take a basic hands-on test to demonstrate skills
Preferred Qualification:Experience working in an educational facilities environment. Trade school training, contractor licenses, or other relevant certifications preferred.
Licenses/Certifications: Must have a valid driver’s license and a driving record acceptable to the College’s automobile insurer. Willingness to obtain certificates during employment.

Time Type: Full-time
Work Schedule: This is a regular, non-exempt, full-time, staff position working Monday-Friday, 8:00 am to 4:30 pm, with a 30-minute lunch break. These hours may vary due to needs of the College or department. Must be available to be contacted by telephone during non-working hours and respond to urgent and emergency calls as needed. Must participate in the Campus Facilities on-call rotation with other department managers. May be required to work occasional evenings, weekends and holidays.

Compensation: Union contract rate of pay $32.50 per hour

- Must be able to do strenuous manual labor in various indoor and outdoor climates.
- Must be able to stand, walk, bend, climb, push, pull, stoop, twist, and climb ladders up to 20 feet with assistance and 10 feet unassisted.
- Must have the ability and dexterity to use hand and power tools, and other equipment required for position.
- Must be able to work on feet for prolonged periods of time.
- Must be able to lift up to 50 pounds from the ground to waist-level unassisted.
