Schedule: Tuesday - Saturday from 9:00am - 6:00pm

Locations: The Ellis Apartments (682 beds) is an upcoming student housing lease-up in Eugene, Oregon. 

Reports to: Portfolio Manager

Compensation Package:

  • Competitive hourly pay range of $28.00-28.00

Administrative:

  • Comply with all Fair Housing and Equal Housing Opportunities requirements
  • Comply with appropriate state landlord/tenant statutes
  • Complete weekly and monthly leasing and traffic reports, as required
  • Attend training and development seminars

Operational & Financial:

  • Advertise and promote the property. 
  • Utilize industry specific software for lead management. 
  • Monitor and manage all leasing leads, follow-ups, tours, applications, and lease activity to ensure timely conversion. 
  • Provide tours to prospective and current residents. 
  • Complete full cycle lease process with prospective residents. 
  • Ensure compliance with renter’s insurance. 
  • Monitor leasing activity and performance of all leasing team members to support and maintain resident occupancy of 95%. 
  • Monitor rental rates, concessions, availability, and leasing activity and communicate recommendations to Property Manager. 
  • Assist with the development and execution of leasing and marketing strategies to achieve property occupancy and revenue goals. 
  • Monitor and report on leasing team performance, including traffic, tours, applications, closing ratios, and other key performance indicators. 
  • Ensure timely follow-up with prospective residents and leads. 
  • Assist with renewal outreach and retention efforts. 
  • Assist Property Manager with managing delinquency and collection efforts as needed. 
  • Ensure accurate and timely completion of digital leasing files, applications, leases, and related documentation. 
  • Assist Property Manager with maintaining compliance with company policies, Fair Housing requirements, and applicable landlord/tenant statutes. 
  • Assist with coordinating and executing resident events and property marketing initiatives with the leasing team and social media coordinator. 
  • Identify opportunities to improve leasing processes, customer experience, and overall property performance. 
  • Other duties as assigned by Property Manager

Resident Experience:

  • Engage with your prospective and current tenants using a professional and courteous approach. 
  • Navigate priority changes to respond to and resolve unforeseen issues or emergencies. 
  • Reduce tenant turnover by identifying tenant relation issues, mediating between parties, and recommending solutions. 
  • Complete quality assurance calls following up on completed work orders.
  • Facilitate and oversee resident events alongside the leasing team and social media coordinator. 

Leading Your Team:

  • Guide performance of all leasing staff through providing clear instruction, training, coaching, and if needed, performance management to ensure attainment of property leasing goals. 
  • Lead by example by maintaining a high level of customer service, leasing performance, professionalism, and accountability. 
  • Train new leasing staff on leasing procedures, property policies, systems, Fair Housing requirements, and customer service expectations. 
  • Conduct regular one-on-one coaching and performance check-ins with leasing staff. 
  • Monitor individual leasing performance and identify opportunities for additional training and development.
  • Hold leasing team accountable for timely lead follow-up, prospect communication, tours, applications, and lease conversions. 
  • Conduct regular leasing team meetings to communicate goals, priorities, promotions, and performance expectations. 
  • Assist Property Manager with establishing and communicating leasing goals and incentives. 
  • Support the leasing team in overcoming objections, closing leases, and converting prospective residents. 
  • Foster a positive, collaborative, and results-driven team environment. 

What You’ll Need:

  • Authorization to work in the United States
  • High School Diploma or equivalent
  • 1+ years of customer service, sales, leasing, or property management experience
  • 1+ years of experience in a leasing or sales leadership role preferred
  • Yardi Voyager and CRM experience preferred
  • Proficient in Microsoft Office Applications including, Outlook, Word, and Excel
  • Strong understanding of leasing, sales, customer service, and lead conversion practices
  • Demonstrates strong leadership and coaching abilities
  • Demonstrates teamwork, good hygiene, ethical behavior and integrity, excellent customer service and communication skills, ability to multi-task, resolve conflicts, engage in cost/benefit analytical decision-making, and ambition for continuous professional development

Your Work Environment:

  • Approximately 80% in office environment using a computer and phone
  • Approximately 20% inspecting property grounds, including apartments, building structure, landscaping, and signage which may require the ability to climb stairs, ladders and maneuver walkways
  • Ability to carry or move objects weighing up to 20 pounds
