This individual will drive portfolio revenue, oversee the CubeSmart relationship, support new development, and transition new projects into management, while building relationships across the self-storage industry and collaborating closely with Peterson's Development, Legal, Property Management, Marketing, and Finance teams.  What You Bring: Bachelor's degree and 5+ years of property/asset management experience; self-storage experience preferred. Assertive self-starter with strong organizational, analytical, and problem-solving skills. Strong financial acumen, including understanding of risk, returns, financing, and disposition impacts. Excellent communication and relationship-building skills across all levels of an organization. Proficient in Microsoft Word, Excel, and Outlook.  Key Responsibilities Develop and update long-term strategy and business plans for the self-storage portfolio, including growth, management, and disposition decisions. Prepare annual budgets, mid-year reforecasts, and budget-to-actual presentations for the Executive Team. Lead SWOT analyses and pricing strategies for each property based on competition, supply, and occupancy trends. Conduct regular property inspections and site visits with CubeSmart's on-site teams and District Managers. Review monthly property financials, investigate budget variances, and drive cost efficiencies property-by-property. Maintain a strong working relationship with CubeSmart's Asset Manager via monthly meetings; stay current on CubeSmart initiatives. Provide the Development team with input on operating expenses, projected income, and lease-up timing for proposed projects. Represent Peterson at industry conferences and associations; track market and competitive trends locally and nationally. Build trust and collaboration with internal stakeholders and external partners, including owners, operators, and brokers.
