The Regional Property Manager (***LIHTC / Affordable experience***) oversees the operational and financial performance of a designated portfolio of residential and/or commercial properties within an assigned region. This role is responsible for ensuring properties meet budgeted goals, maintain high standards of property management, comply with regulatory requirements, and deliver exceptional service to residents, tenants, and client experiences. The Regional Property Manager supervises the onsite Property Manager and works closely with ownership groups, corporate teams, and external vendors.

What You'll Do

Leadership & Team Development

  • Provide strong leadership, coaching, and support to on-site property teams.
  • Establish clear written goals and performance objectives (occupancy, collections, work orders, income/expenses, NOI) and monitor progress.
  • Conduct regular property visits and monthly performance check-ins; complete formal annual evaluations.
  • Ensure properties are appropriately staffed and collaborate with Recruiting to fill open positions.
  • Foster a positive work environment through recognition, feedback, and mentorship while ensuring HR policies and disciplinary actions are followed.

Financial Oversight

  • Oversee budgeting, forecasting, and monthly financial reporting for each property.
  • Review and approve reclasses, accruals, financial statements, and variance notes.
  • Lead client financial review meetings and quarterly reforecasting.
  • Partner with Property Managers to create annual budgets and comprehensive capital expenditure plans; review and approve CapEx proposals and vendor contracts.

Operations & Compliance

  • Conduct bi-monthly property inspections to ensure curb appeal, building maintenance, and policy compliance.
  • Review dashboards, delinquency reports, work orders, and expense reports to confirm accuracy and adherence to budget.
  • Verify preventive maintenance schedules, property licenses, and permits are current and compliant with regulations.
  • Collaborate with Marketing to implement leasing and advertising plans that drive occupancy and revenue.
  • Handle escalated resident concerns and ensure timely resolution.

Client Relations

  • Maintain clear, consistent communication with property owners, providing weekly reports and operational updates.
  • Participate in ownership meetings to present performance results and recommend strategies to increase NOI.
  • Identify and propose capital improvement projects in line with client goals and budget considerations.

What We're Looking For

  • Minimum of 5+ years of experience in property management, including multi-site or regional experience.
  • Proven experience managing diverse property types, such as garden-style, mid-rise, mixed-use, or affordable housing communities.
  • Experience working with affordable housing programs such as LIHTC, HUD, or Section 8.
  • Proficiency with property management software such as Yardi, RealPage, or equivalent property management platforms.
  • Demonstrated leadership ability with a strong focus on team development and performance management.
  • Proven financial acumen, including experience with property budgeting, forecasting, and financial reporting.
  • Exceptional communication and interpersonal skills, with the ability to build strong relationships with clients, team members, and external vendors.
  • Experience with sustainability initiatives or green building certifications (e.g., LEED).
  • Thorough understanding of Fair Housing laws and local/state property regulations.
  • Proficient in Microsoft Excel, with the ability to analyze and interpret data effectively.
  • Bilingual skills a plus.
  • May require occasional lifting (up to 25 pounds) during inspections or office setups.
  • Prolonged periods of standing and walking during property visits.

Preferred Qualifications; Education, Certifications or Training:

  • Experience with LIHTC and affordable****
  • Bachelor’s degree in business administration, Real Estate, or a related field preferred.
  • Equivalent professional experience may be considered in lieu of formal education.
  • Certified Apartment Manager (CAM), Certified Property Manager (CPM), Accredited Residential Manager (ARM), or similar industry certification.
