The Regional Manager is responsible for the overall financial, operational, and resident satisfaction performance of their portfolio. They assist in the development of Goldmark Property Management’s overall sales, financial, marketing and service strategies and are responsible for development of individual property strategies within their portfolio. They are responsible for connecting the Goldmark strategies to each of their properties by working with their managers to set, communicate and execute against operational and financial targets. The Regional Manager will assist in the day-to-day relationship management of our client-owners.

This role is largely about leadership. The Regional Manager is responsible for ensuring their team members provide an exceptional service experience to internal and external customers resulting in high customer satisfaction, increased resident retention, and consistent high-level operational results. They will work diligently to lead, train, develop, coach, motivate, and support high quality property management teams.

Starting salary $80,000 annualized (and more based on experience)! This role is located out of our Fargo, ND office.

Job Duties Include:

  • Work with Property Managers to implement effective sales, marketing and advertising programs that drive a pipeline of new residents, support the Goldmark brand marketing strategy at the property level and increase resident retention.
  • Work with Property Managers to implement and maintain an effective resident relations program that drives resident satisfaction and retention through superior customer service initiatives, proactive problem resolution and effective maintenance of properties.
  • Serve as escalation point for complex resident complaints or concerns.
  • Engage and inform Vice President, Property Management leader and Home Office Support teams as appropriate.
  • Responsible for the regional portfolio management and associated follow-up actions of feedback provided through the Kingsley Resident Satisfaction program.
  • Conduct regular market analysis to understand and react to current market conditions and competitor environment; develop and implement action plans as appropriate.
  • Responsible for ensuring property teams are managing, communicating, and are complying with all Fair Housing, EPA laws and regulations, Federal, State and Local property management laws, as well as government programs including but not limited to Section 42 and Section 8.
  • Responsible for oversight and management of overall financial budget of their portfolio.
  • Establish and drive successful property performance of key performance targets for each property including but not limited to the following:
    • Net Collected Rent (NCR)
    • Net Operating Income (NOI)
    • Maximum Occupancy
  • Work with Regional Managers to ensure appropriate rent alignment across the broader regional footprint.
  • Prepare and manage annual operating budget for each property within their portfolio.
  • Be responsible and accountable for your actions and reactions.
  • Understand, engage and lead team member participation in required trainings, projects and processes aligned to specific roles and any organization-wide required trainings within the defined timelines.
  • Serve as a mentor to help in the growth and development of fellow team members.

Experience and Education:

  • High School Diploma or GED required.
  • Four-year degree in business or related subject preferred; or two to four years’ related experience and/or training; or equivalent combination of education and experience.
  • Certified Property Manager (CPM), Certified Apartment Manager (CAM) or Certified Apartment Leasing Professional (CALP) certifications preferred, but not required
  • 3-5 years of property management experience in multi-family environment preferred.
  • A strong leader with 3 or more years of leadership experience.
  • A strong leader who can motivate others to perform to their full potential and is able to lead through complex customer and team member situations.
  • Previous sales experience that demonstrates a strong sales aptitude with confidence and drive to close the sale.
  • Previous experience overseeing financial and/or back-end operations for a team or teams within a service industry business.
  • A motivated, well-organized, and self-directed individual who is also able to motivate and guide others.
  • Ability to multi-task, prioritize responsibilities, manage time, as well as possess an orientation toward details.
