The Maintenance Service role is a full-time position with typical work hours of 8am to 5pm, Monday through Friday. Responsibilities in this role include inspecting, repairing, and maintaining building facilities, surrounding grounds, and equipment, ensuring they are in top shape and functioning safely and efficiently. Perform routine maintenance and service requests and determine when a licensed professional or expert is needed. Ensure subcontracted work is completed timely and satisfactorily. ESSENTIAL DUTIES: Complete necessary operating, maintenance, and repair tasks to assure maximum life and reliability of mechanical systems. Systems include, but are not limited to: HVAC, Plumbing, Electrical (as allowed by applicable Codes and/or incumbent licensing) General building maintenance, including: door repairs/lock replacement, painting, ceiling and drywall repairs, floor repair, other miscellaneous tasks as needed. Complete preventive maintenance per schedule. Perform corrective maintenance as needed or as assigned by Management. Respond to all general maintenance requests. Maintain positive working relationships, responding to requests and issues in a timely, professional, and courteous manner. Maintain productivity-enhancing communications and working relationships with third-party contractors and suppliers. Record maintenance and repair information in accordance with guidelines established by management direction or policy/procedure. Respond to after-hours emergency calls. Notify management of parts and materials required. Responsible for maintaining tool inventory in good working condition. Responsible for inspection, operation and troubleshooting all fire alarms and sprinkler systems. Perform preventive maintenance inspections on emergency lighting units, exit lights and portable fire extinguishers per schedule and marks inspection tags per schedule. Responsible for investigating and monitoring all roof leaks. Perform property-specific duties as assigned by Management. Qualifications Must be able to work in a fast-paced environment with demonstrated ability to handle and prioritized multiple tasks and demands. Must be able to work independently and possess strong leadership and decision-making skills. Must be able to effectively interact and communicate with individuals at levels of the organization and subcontractors. Possess valid state-issued driver’s license needed to travel to adjacent properties or to respond to after-hours trouble calls. Must be insurable at all times during employment tenure. Possess general carpentry skills and the ability to use power and hand tools. Operate basic PC-based business software, including Microsoft products to maintain service records, reports, etc. and email. Must possess the ability to perform the physical demands of the job responsibilities. Physical Requirements Frequent standing, walking, bending, climbing ladders, lifting up to 50 pounds, pushing, pulling, and reaching to access various areas and perform repairs, often involving repetitive motions and working in confined spaces. Requires frequent operation of maintenance equipment; such as tools, cleaning equipment, etc. Education: High School diploma or equivalent is required. Completion of a building trade curriculum at a recognized technical school is desirable. Experience: 1-3 years of successful experience in commercial or institutional buildings with complex mechanical, electrical, HVAC, and plumbing systems is desired.
