Summary/Objective:
The maintenance technician position is responsible for performing highly diversified duties to install, troubleshoot, repair, and maintain the facility and equipment according to safety, predictive, and productive maintenance systems.


Essential Functions:

1.    Perform highly diversified duties to install and maintain hospital facilities and equipment.
2.    Provide emergency/unscheduled repairs and performs scheduled maintenance repairs as necessary.
3.    Perform mechanic skills including, but not limited to, mechanical, electrical, pneumatic, hydraulic, troubleshooting and repair.
4.    Installs, maintains, and repairs mechanical devices such as pumps, motors, and air handling equipment and controls.
5.    Replaces defective parts on such items as wall sockets, switches, lamps, beds, and bed controls.
6.    Read and interpret equipment manuals and work orders to perform required maintenance and service.
7.    Diagnose problems, replace or repair parts, test and make adjustments.
8.    Perform regular preventive maintenance on machines, equipment, and hospital facilities.
9.    Use a variety of hand and power tools, electric meters, and material handling equipment in performing duties.
10.    Detect faulty operations, defective material and report those and any unusual situations to proper supervisor.
11.    Assist in maintaining uninterrupted, efficient, and safe operation of heating, ventilation, and air conditioning systems.
12.    Initiates request for purchasing requisitions to obtain materials necessary to perform repairs or alterations.
13.    Documents work completed and time required as part of the work order system and time recording requirements.
14.    Performs general repairs as required.
15.    Dismantles devices to gain access to and remove defective parts and reassemble; starts devices to test their performance.
16.    Assists in performing plumbing and steam fitting duties required for maintaining continuity of services.
17.    Cleans and lubricates parts as required.
18.    Operates hand and power tools such as: wrenches, ratchets, screwdrivers, pliers, pipe wrenches, vises, drill presses, drill motors, hammers, rotor hammers, zallsaws, hack saws, hand saws, skill saws, sewer machines pipe cutters, soldering irons, acetylene torches, refrigeration gauges, volt ohm-amp meters, and thermometers.
19.    Drive hospital owned vehicle to transport supplies, as needed, to other hospital buildings; drive to recycling center as necessary.
20.    Comply with safety regulations and maintain clean and orderly work area.
21.    Know and understand the roles of all Maintenance positions, policies, procedures, and fill-in in the absence of the Facilities Manager to ensure continued efficiency in maintenance outputs. Fills in on meetings where the Facilities Manager is unable to attend.
22.    Assists in ensuring delivery of quality plant management services as evidenced by adequate services and staff coverage within department.
23.    Helps collaborates with other departments and managers to improve the quality of services and to resolve identified problems.
24.    Assists in overseeing and supervises development and delivery of in-service education to equip plant management staff with sufficient knowledge and skills to provide quality service.
25.    Helps prepare staff for inspections surveys, instructing staff on matters of conduct and disclosure, being interviewed by inspectors, and immediate corrections of problems noted by surveyors. Reviews and reinforces important standards previously cited.
26.    Helps promote customer service and responds to and adequately resolved complaints or concerns from other departments.
27.    Helps promote compliance with accident prevention procedures, safety rules, and safe work practices to prevent employee injury and illness and control workers’ compensation costs.
28.    Assists in assuring staff is trained in fire and disaster and other emergency procedures and evaluates performance during drills.
29.    Schedules facility modifications, including cost estimates.
30.    Assists in managing preventive maintenance of facility equipment, including HVAC and boiler systems
31.    Creates and prioritize daily tasks list from Maintenance requests. Communicates status updates with department staff.
32.    Participates in a wide variety of special projects and compile a variety of special reports as directed by Facilities Manager.
33.    Coordinates activities with other departments to ensure a safe and efficient operation.
34.    Reviews and recommends development of physical facilities
35.    Advises on structural changes and additions or modifications of buildings.
36.    Provides liaison with contractors, architects, engineers, and materials/equipment suppliers.
37.    Accompanies appropriate state and local authorities on inspections of the buildings and utility systems.

Supervisory Responsibility:
This position has no supervisory responsibilities.


Work Environment:
While performing the duties of this job, the employee is frequently exposed to fumes or airborne particles, moving mechanical parts and vibration. The employee is occasionally exposed to a variety of extreme conditions. The noise level in the work environment can be loud.


Physical Demands:
The physical demands described here are representative of those that must be met by an employee to successfully perform the essential functions of this job.
This position is very active and requires standing, walking, bending, kneeling, stooping, crouching, crawling, and climbing all day. The employee must frequently lift or move objects up to 75 pounds. Specific vision abilities required by this job include close vision, distance vision, color vision, peripheral vision, depth perception, and ability to adjust focus.


Position Type/Expected Hours of Work:
This is a Full-Time position, working approximately eight hour shifts. This position requires weekend and holiday work. This position requires working rotating call schedules with ability to come back to facility.


Travel:
No travel is expected for this position.


Required Education and Experience:

  1. High School diploma or GED and completion of a craft apprenticeship or an equivalent number of years of education and construction/maintenance experience.
  2. Must have current, valid drivers license for the State of Georgia.
  3. Must be able to drive/operate hospital vehicle.


Preferred Requirements:
     4.    An AA degree in mechanical, electrical, or industrial maintenance.
     5.    1-2 years of construction and/or maintenance experience preferred.
