Summary:聽SMOC Non-Profit Housing Corporation (SMNPHC) owns and manages commercial property and over 1,600 units of affordable rental housing for individuals and families in four regions of the state. A significant portion of the portfolio is targeted to individuals and families who have previously experienced homelessness. This Managing Director position is responsible for oversight of Facilities and Maintenance, and the Housing Operations department.

Primary Responsibilities:

  • Provide oversight of the SMOC Housing Operations, and the Facilities and Maintenance management teams.
  • In collaboration with the COS, CFO, and CEO, direct the development of strategic plans to address ongoing capital repair needs, routine maintenance, purchasing, and inventory control procedures.
  • Directly supervise the Director of Housing Operations and Director of Facilities to ensure appropriate supervision and guidance is provided for the entire property management and maintenance teams.
  • Work closely with the Housing Business Office staff and the Division Analyst to review data and budget performance.
  • Conduct regular schedule of staff meetings to enhance effective communication within the housing departments.
  • Promote positive and effective communication within the SMOC Housing Division-from and between property managers, maintenance technicians, and all levels of management within SMOC Housing.聽
  • Work closely with the regional Division and Managing Directors to optimize communication and address vacancies, receivables, and maintenance concerns.
  • Establish and maintain appropriate linkages between SMOC Housing and all other agency programs.
  • Assess the current systems for monitoring, compliance, and communication across the housing departments to strengthen and develop policies where needed
  • Work closely with the Training Director to ensure that all staff complete the required trainings for their role.
  • Utilize the Housing Division's data management system, AppFolio, to monitor vacancies, work orders, receivables, and other relevant data points.
  • Collaborate and develop strong relationships within the communities where SMOC Housing owns and manages properties. This includes but is not limited to neighborhood associations, law enforcement, local inspectional services divisions, and other community-based organizations.
  • Oversee the development of budgets and monitor performance including: staffing levels, operating costs, and attainment of financial goals.
  • Recruit, manage, develop and evaluate staff by providing timely mentoring, training and performance management, complete required paperwork in accordance with company policy. 路
  • Engage all clients by understanding and addressing their needs whether within or outside the scope of work.
  • Attend & participate in team meetings as requested and communicate effectively with clients and staff in other areas.
  • Maintain confidentiality of client, employee and agency information in accordance with federal and state laws and funder requirements.
  • Ensure compliance with program/department, agency and/or funder requirements, as well as, SMOC policies
  • Other duties as assigned.

Knowledge and Skill Requirements:

  • Bachelor's Degree required and a minimum of five years' experience in Human Services, Business or related field. A Master Degree is preferred with the associated relevant leadership experience.
  • Previous supervision experience strongly preferred.
  • Reliable transportation and valid Driver's License. Travel to program sites is required.
  • Excellent interpersonal skills including strong verbal and written communication.聽
  • Ability to work independently and as a member of a team.聽
  • Prior experience developing and managing operational systems and changes.

Organizational Relationship:聽 Directly reports to the Chief of Staff. Direct reports of this position include: Director of Facilities, Director of Housing Operations, Administrative Coordinator-Facility Operations, Property Manager-LIHTC

Physical Requirement:聽

  • Capacity to perform all the duties and tasks associated with this position.
  • Ability to ascend and descend stairs.

Working Conditions: As part of the responsibilities of this position, the Managing Director, SMOC Non-Profit Housing Corporation will have direct or incidental contact with clients served by SMOC in various programs funded or administered through the Executive Office of Health and Human Services. A successful background check is required.

Hybrid Work Option:聽Hybrid work is permissible in some positions at SMOC depending on the key functions and responsibilities. The Managing Director, SMOC Non-Profit Housing Corporation position is eligible to work from home 20% of the week in scheduling coordination with the Chief of Staff.
