Our 120-unit apartment community in Franklin Lakes, NJ is seeking a dependable, hands-on Floating Service Technician who enjoys troubleshooting, solving problems, and helping residents feel at home. You'll use your skills across HVAC, plumbing, electrical, appliances, carpentry, and general maintenance while continuing to build your experience and expand your knowledge.

What You'll Be Doing
As a Floating Service Technician, you will:
- Troubleshoot and repair maintenance issues including HVAC, appliances, plumbing, electrical, and carpentry
- Maintain the interior and exterior condition of the community in accordance with company standards and safety requirements
- Respond promptly and professionally to resident maintenance requests
- Diagnose problems and complete quality repairs efficiently and accurately
- Communicate effectively with residents and office team members regarding repairs and project updates
- Help prepare apartment homes for new residents and ensure they meet company standards
- Provide support where needed while contributing to an efficient and collaborative maintenance team
- Deliver a positive resident experience through quality workmanship and exceptional customer service
- Support emergency maintenance needs and participate in the on-call rotation
Compensation & Incentives
- $20.00 - $24.00 per hour
- $1,200 Sign-On Bonus
- Up to 50% Rent Discount
- Property Staff Shared Renewal Commissions
- Morgan Essentials: $300 Quarterly
- On-Call Appreciation: $15/day for holding the on-call phone

Hours & Schedule
- Monday – Friday: 8:00 AM – 4:30 PM
- Paid rotating on-call participation required
- Must be available and prepared for emergency situations and weather-related events

What We're Looking For
- Active, valid driver's license and reliable personal vehicle
- Ability to live within a 30-minute commute of the property
- HVAC / EPA / CFC certification preferred
- One to three years of maintenance experience or an equivalent combination of education and experience
- Hands-on experience with plumbing, electrical, appliances, HVAC, carpentry, or general building maintenance
- Strong troubleshooting and problem-solving abilities across multiple trades
- Comfort working independently while also contributing to a team
- Customer-focused mindset with strong communication skills
- Dependable, motivated team player who takes ownership of their work
- Desire to continue learning, developing new skills, and growing within the maintenance field

If you are hired at Morgan Properties, your overall compensation package will also be determined based on factors such as geographic location, skills, education, and/or experience which may result in total compensation outside of this range.
