Community Manager

GSF Properties Inc. | Fresno, CA


GSF Properties Inc. is seeking an experienced Community Manager to join our dynamic property management team in Fresno, CA. This role oversees a community that includes both tax credit and conventional (market-rate) housing, requiring strong operational, compliance, and leadership skills.


In this position, you will be responsible for the overall management, marketing, recertifications, and maintenance of the community while achieving the financial objectives of ownership and ensuring full compliance with all applicable regulatory and company requirements.


This position is scheduled Tuesday through Saturday, working 8:00 a.m.–5:00 p.m. during winter hours and 9:00 a.m.–6:00 p.m. during summer hours. The pay range for this role is $23.00–$25.00 per hour, depending on experience.


 

Key Responsibilities


  • Collaborate with the Regional Supervisor to establish appropriate rent levels in accordance with market-rate and affordable housing guidelines
  • Review rent schedules and oversee rent increases, lease renewals, and affordable housing recertifications, ensuring regulatory compliance
  • Maintain optimal occupancy levels while supporting resident retention and compliance requirements
  • Ensure timely and accurate processing of move-ins, move-outs, renewals, and recertifications, including income and asset documentation
  • Follow company marketing policies and ensure marketing efforts comply with Fair Housing and affordable housing regulations
  • Ensure the property and grounds are well maintained and meet company and regulatory standards
  • Report property incidents, accidents, and injuries in accordance with company policy
  • Address and resolve resident issues and conflicts promptly, professionally, and in accordance with site guidelines and program requirements
  • Partner with the maintenance team to deliver a high-quality product through preventive maintenance, efficient repairs, and an organized make-ready process
  • Assist with budget oversight and partner with leadership on capital improvements, repairs, contract development, and vendor negotiations
  • Ensure compliance with affordable housing program requirements, including audits, reporting, file maintenance, and regulatory deadlines

Requirements

Community Manager – Job Requirements


  • 3+ years of multifamily property management experience, including tax credit and market-rate housing
  • Experience with affordable housing compliance and recertifications
  • Strong knowledge of Fair Housing laws and regulatory requirements
  • Proven leadership, organizational, and customer service skills
  • Comfortable overseeing leasing, occupancy, and resident relations
  • Proficient with property management software and Microsoft Office
  • Able to live off-site 
  • Available to work Tuesday–Saturday (8:00 a.m.–5:00 p.m. winter hours; 9:00 a.m.–6:00 p.m. summer hours)
