This position will ensure high standards of maintenance and service, implement best practices, manage capital projects, and work with a team of maintenance professionals. QualificationsYour Skills – Show Us What You Got:  Team Development & Leadership Training & Onboarding: Develop, onboard, and train service teams, ensuring adherence to best practices and company standards. Continuously evaluate and refine training processes to drive improved performance and operational outcomes. Coaching & Mentoring: Provide one-on-one coaching to service teams, conduct regular inspections, and support ongoing development to foster a culture of excellence. Team Building: Actively participate in the hiring process to build strong, cohesive teams. Seek opportunities to connect team members across the organization to ensure internal resources are leveraged before vendor involvement. Lead by example and maintain a visible presence within the organization, offering real-time coaching and guidance to inspire and develop teams. Maintenance & Operations Preventive Maintenance: Implement and oversee preventive maintenance programs, ensuring all systems (HVAC, plumbing, electrical) are maintained to high standards. Project Management: Lead and manage multiple projects simultaneously, including capital improvements and renovations while coordinate with vendors and contractors to ensure timely and cost-effective project completion Quality Assurance: Conduct thorough inspections of all community aspects, including apartment homes, common areas, and amenities. Ensure timely and effective completion of service requests and apartment home turnovers. Community: Maintain an in-depth understanding of the operation and maintenance of all mechanical and emergency systems within your respective region. Warranty Compliance: Ensure adherence to warranty procedures to maximize asset longevity and minimize costs. Asset & Capital Project Management Project Oversight: Assist in developing and managing long-term and short-term goals for property assets. Involved in Capex projects, ensuring clear communication and successful project delivery. Review and summarize proposals/make recommendations based on scope & project needs. Reading and interpreting plans: Working knowledge of architectural plans, electrical and mechanical systems, contracts, and related documents. Financial Plan Management: Assist Teams in preparation and management of Financial Plan for maintenance and capital projects. Track expenses, review invoices, and identify opportunities for cost savings and efficiency improvements. Communication: Provide monthly correspondence to team summarizing status of projects and related items Vendor & Financial Management Vendor Relations: Build and maintain positive relationships with vendors. Manage bid processes, negotiate contracts, and address any issues that arise. Vendor Oversight: Ensure Vendor quality and professionalism is maintained. Leverage the Organizations growing footprint to secure competitive contract pricing. Financial Oversight: Review and monitor service requests for trends, ensure accurate tracking in property management software, and assist with financial planning and budget assessments. Bring consistency to supplies procurement amongst teams to ensure we are maximizing our buying power. Safety & Compliance Safety Management: Insure teams are Maintaining documentation and logs for safety, maintenance, and compliance. Ensure adherence to OSHA, EPA, and other regulatory requirements. Emergency Response: Assist with on-call and emergency needs as needed. Monitor overtime and staffing levels to effectively meet service demands. Maintain emergency action plan readiness. Communication & Reporting Performance Tracking: Communicate status updates and project progress to teams and other stakeholders. Policy Implementation: Develop and enforce standardized processes for on-site service teams, promoting efficiency and consistency. Training: Participate in company training classes and meetings as required. Qualifications: Experience: Minimum of 7 years in maintenance management, including experience overseeing large teams. Certifications: EPA and HVAC certifications required. Technical Skills: Strong knowledge of plumbing, electrical systems, HVAC, and property management software). Leadership: Proven ability to lead, mentor, and develop teams. Excellent organizational, time management, and problem-solving skills. Communication: Exceptional interpersonal skills with the ability to effectively communicate with team members, vendors, and stakeholders. Physical Requirements: Ability to perform physical tasks, including lifting, carrying, and moving equipment. Capable of working in various environmental conditions and confined spaces. Additional Information: Full-time position with travel frequently between Communities. Possibility of travel between multiple states. Availability for evenings, weekends, and on-call duties is required to address emergencies and meet operational demands.
